My bedroom is so darn cold....under it, is garage.

My 1970's home has electric radient heat with a thermostat in every room. There are 3 bedrooms that are above the garage and a store room. The master bedrrom that is directly above the store room(attached to the garage) is always cold. Brand new windows....so no draft.

Has hardwood floors. Only if I crank the heat all the way to 'comfort zone' the room gets hot.Otherwise the room is not comfortable heated. Is something wrong with the thermostat or should I do some thermal insulation in the attic or the store room downstairs?

I believe you need adequate insulation on any wall, ceiling or floor that is subject to outside air. Your floor, for one, may not have that.

Your windows are not the only possible place that can leak air. Check every opening such as outlets, fixtures, anything.

I'd consider putting insulation on the ceiling of the storeroom and covering it with wallboard, if it isn't already done. A little expense, but it may work. I know the wood floors are nice, but have you considered carpet? Just a room size rug would help insulate it very well. How old is the wood floor? If it's the same age as the house, you may want to reseal it, to seal the cracks that develop between the boards. If you insulate the storeroom ceiling, though, that will take care of that.

Also, consider using window quilts. A lot of heat goes out of the glass.

I too use a heated mattress pad and love it! Besides being cheaper to use, it helps these old bones not be so stiff in the morning.

My bedroom is on the northwest corner of my house, and even here in FL, it is cold in the winter. The upside is that it is cooler in the summer.

Talk to a realtor in your area who can give you hard numbers. However, I would have to say that the project is only worth doing if you are able to incorporate that half bath into a master suite and add a shower or tub/shower. Depending on what type of footings were dug for the garage, your project may require demolition of the garage and new footings dug before you can use the space for living quarters. If the realtor gives you an idea of the numbers on this as far as any gain in value to the home, you will then need to contact your local permits office and find out what type of permits and inspections you will need to go through to do this. Do not even think of doing it without, as it creates a big nightmare for you to have unpermitted work at any eventual sale time. Plus, lots of neighbors just live to turn you in to the codes people. Then your third stop is a structural engineer to be able to assess the scope of construction needed for the project. As previously mentioned, the foundation will need assessing, as will the existing walls and roofing structure's ability to be insulated to current code without affecting the required head height. It could be a really simple project, or it might not be. After you have gathered all of the above information, then it's time to develop a written scope of the project with all of the specs for the products that you want to use and the structural requirements of the engineer. Then you use that document to seek bids from contractors so that everyone is bidding on the same project with the same products. For a mid range master, expect costs to come in somewhere between 120-140K if you have to rebuild from the foundation up. If your foundation and existing walls will work, then you can probably shave off one half to one third of that amount. If you DIY everything, then maybe one half to one third off again. So, between 30K and 140K depending on what the reports say and how handy you are.

There is no way to give an meaningful estimate, mother than to find out what the local average for price per square foot is for the work you want done---add on/remodel versus new construction. If there is no plumbing, the cost should be lower. But, costs/fees for surveying, soil compaction(for foundation) and permits/etc. have to be considered. Sounds as if the plan would increase the value of the house to some extent. My personal belief is if a person wishes to spend decades in a home, has the money to spend without putting their finances upside down, and simply wants the home to be theirs and comfortable, who cares about resale value

Agree with Sophie. Usually adding a bedroom adds value, but not when you are removing a garage. Work without a proper building permit creates liability for a huge fine from code enforcement if you are discovered and doesn't add value because the liability remains with the house until rectified. Rectified is either remove it or get it properly permitted. The fines here are enormous - up to $1000/day. Usually code enforcement will give you a certain number of days to cure before the fine kicks in. Note that in many municipalities you can't have two full kitchens in a single family home. If I were in your shoes, I would find out what you need to do to fix it - either remove it (the entire improvement) or permit it, before someone turns you in. In some of the cities in my area code enforcement actively drives the neighborhood looking for violations to cite. Hopefully your municipality isn't that harsh.

The mirrored sliding doors make the room busier by reflecting the wall art twice. I'd repaint the room a much lighter color and paint the mirror glass too. For bedding, choose something in a medium color with an overall pattern, similar in color to your rug. The high contrast dark/pink doesn't work in the small space. If you can't replace your dresser with a taller one right now, consider adding bun feet to it to give it a lighter feel, and painting it a cream color. If you can remove the night stand and use the dresser for your night table needs, you could center the dresser on the wall which would give it a much lighter look. I'd replace the mirrors above the dresser with a piece of wall art with some perspective, to draw the eye back, like this. Remove most of the other wall art.

I had insulation blown into the ceiling of my garage last year. It was recycled newspaper mixed with some kind of soap; green and rodent proof. It made a big difference in the temperature of the bedroom above, and it was fairly inexpensive.

I ran radiant water pipe in the ceiling of the garage before I had it insulated with icynene. (Put is some cheap foam insulation so the pipe and aluminum plate is actually in a one or two inch air space - tight against the wood ceiling/room floor with the foam then tightly sealing and insulating below.)

Currently the area remains unfinished, but the plan is that when finished I will have the option of piping warm water through the space as I like warm feet.

I suspect your garage has the drywall ceiling in and it may not be worth the cost or effort to tear it out to do this. If so then maybe this will help someone else.

Finsh the garage and insulate the floor. It sounds like someone is either just plain lazy or just dumb the garae space is always going to be cold unless you insulate it. Walls ceiling etc. Make the garage warmer your room will get warmer too. I think the cold has gone to your head
