Comments (3)I recently converted a two car into part guest bedroom partioned off with accordian doors. When no guests are using that section, the doors are opened for extra space as a workout area. The rest of the area is open with closets and counters for hobby/crafts type projects. The first step taken was to have the floor leveled as most garage slabs have a slope and are curbed or stemwalled for the walls in our area. The minimum the concrete contractor would go using fibered concrete was 1-1/2" thick. The lowest on this project was 2" up to 3-1/2" at the door openings. If yours is sloped and you wont have the minimum thickness of new concrete at the back, you will have to saw cut and remove the back existing up to the point of where you have a decent new thickness concerning the pour....See MoreI want to convert my garage into a master bedroom
Comments (3)This tends to make homes less than desirable when you sell. The garage is unconditioned area of home and aren't included in the heat load calculation when the home is built and people often under estimate the amount of money required to do this right, to be able to make a garage comfort enough to be livable in. If you convert it and the room is uncomfortable you won't want to live out there. Then you find out how much more it will cost to make the room comfortable. It's a double edge sword. You need to think long and hard about this decision and find out true costs to do this the right way. Many times people think they can steal air (heating or cooling) from the HVAC system of the home, just run a duct over. But this doesn't equate to 'comfort'... Under extreme heat or cooling the system will likely not perform well enough and in the process makes the rest of the house uncomfortable to boot. If your house is too small, it is almost always the better way to add to the house. If you can't do that it might be better to consider buying a larger home and selling this one....See MoreHelp! Comments (8)How serious are you? If the location and everything else is what you want, then it's time to do some leg work. The loft looks like a builder option. How new is this house? Your real estate agent can tell you the builder (if they can't, FIRE them). 1) The builder may still have sale/model brochures/floor plans for the house options they have built in the past. Visit a new development from the same builder, they tend to recycle house plans and you may find answers there. 2) You may find plans filed with the city or county for permitting. 3) Walk the neighborhood and knock on doors of the houses that are the same model. Talk to the owners or put up a notice at the mailboxes asking for information. 4) Have your real estate agent pull old listings for this neighborhood. Figure out which ones are your model (zillow, google street view...), and with 4 bedrooms etc. Contact those owners. In Colorado, there is a real estate website with current and old listings. I was able to get a virtual tour of my house from two sales before mine. Comments (4)Thanks @Patricia Colwell and @houssaon! I lived in Ireland for 10 years so maybe that is where I picked up lunette? Ha ha! Not sure. I hate them but all of the houses in the development circa 1993 have them. I haven't thought of painting them the same color as the siding so maybe I will try that. We did get new low-e windows in the bedroom above the garage and that does help. I didn't know if a higher R-value garage door would help further. My mom says the wood look with the windows would look best and it looks like both of you are agreeing. I like it too...eventhough its the most expensive :)...See Moredecoenthusiaste
