Help with plan and window placement-pictures attached

We have our plans complete but I am starting to worry it's just not right??? What is everyone's thought on Master Bedroom Window placement. For the purpose of having decorating options? And the Kitchen layout...since we have 10' ceilings in the Family and dropping to 9 in the kitchen and that weird angle on the outside wall up on the ceiling ( thinking that may be very noticeable))...how should I lay the kitchen out...we are thinking of changing to no angle type bar area like it shows and cutting the wall down to half the side and having it a half wall part the way also--trying to open it up ??? And do I really need that big of a pantry...I am thinking of cutting off the left side but leaving door where it is...and adding cabinets in the cubby area for breakfast room side making it a bar or hutch cabinet area for dining since this is our main dining area. As I am thinking I don't want the formal dining room...making that a formal living room since I already have furniture for it????Any suggestions?

The dormers seem a bit low on the roof but if the attic is only accessed by a folding ladder I guess they're just for looks. I hope that huge dormered attic is not filled with trusses.

Renovator8 -- It is just an attic...and to be honest I don't even think there is an access to it...I will have to ask hubby about that. The original plans had a bonus room up there....but it wasn't worth the space wasted on main level to have access to one room up there. What should an attic be filled with?

Yikes. The electrical is messy and I didn't realize how fuzzy the pic uploaded compared to the original. I don't have one without electrical that is jpeg. I'll ask my builder. For now is there a way I can upload the current one less fuzzy? MrsPete- I agree about the garage! I wish it didn't poke out. We needed the mudroom bathroom to be the one accessible from the backyard. Couldn't figure out a way to move the garage, keep the bathroom accessible on both ends, and stay under 104' width which is really at the widest we can be. Any ideas are appreciated.

@Kimberly J, You're on the right track. While you've not given us a ceiling height nor details on materials/finishes (all affect lighting design) please consider the following: • Depending on actual pendant choices, your island could handle 3 smaller pendants & your peninsula could handle 1-2 pendants. These might all be complimentary to the pendant style you choose to hang over the table. • Lighting for sink wall & art wall could all be controlled together via dimmer. • Lights for island & for peninsula should be controlled separately, dimmers. Maybe locate the island's pendants dimmer on the island itself. • Before choosing actual recessed light size & final layout, think about the quantity & quality of the light it produces. The Lithonia Wafer LED comes 3", 4" or 6", and the Philips SlimSurface LED comes from 4" to 7". Each is available round or square, and in a few different color temperatures. I suggest using LEDs that are 2700k (a warmer white light like incandescent bulbs). I suggest the attached image for a possible layout. Less recessed lighting than the original. Please post pics when the project is completed.

we have an architect working with us Are you sure it's an architect and not a draftsperson? Unfortunately we are too far and too much money in already to change the plans. If this is your forever home, or you think/hope it's going to be, you owe it to yourselves to slow down and rethink your plans. If you go with the plan above, you're going to spend more money than you have to on a plan that's not that great. You owe it to yourselves to make your forever home as good as it can be. Originally we have the fireplace at the end, but with it being gas we liked it in the center as focal point. The focus from where, the kitchen? I would recommend laying out your living furniture as you expect to use it and see how it works for you. I just didn't want kitchen chaos when you first walk in the house. You could have a proper mudroom separate from the pantry and from the kitchen if you gave yourself the opportunity to rework your plans. It is a very long narrow area so yes I am trying to figure out how to make the best of it. Good luck!

You still may be able to use a sofa table or shelf with the arrangement I showed above but place against the wall behind the sofa. It will force people to walk around the grate on the floor. There are a lot of people that will tell you not to mount a tv above a fireplace. It will only be a problem with a sore neck if you are sitting too close. It's great actually if you watch from a recliner. It was my only option in my last house. Nice because you get less glare on the screen. When I grew up we basically watched tvs on the floor in consoles. best viewing laying on the floor And people were always in the way walking through. Another option with single chairs beside sofa

Rafter roof system will give you an open attic area. It seems crazy to pay for all that roof/attic and not have any access to it.

OMG....here it is January and we are still debating the plan!!!!!! We have decided to remove the roof off the back porch! Make the coffer ceiling in great room go from wall to wall. Change Kitchen layout to 2 island and remove the wall from kitchen to great room. The first island would be 7' long and the second 9' long. We would center it off the great room. The first would be the one closest to the great room with a bar top and seating. The second would be one level surface and have bar stools that get tucked away under one end. The master bathroom...change out bathroom doors to pocket doors. Make tub & window smaller to allow for built-in shelves on one end. I think that's about all the changes. Any other suggestions???????????? we meet with designer on friday!!! Oh, and regarding the fireplace....NONE on main level. We decide to put a true fireplace in the basement with a wood pellet insert.

Just my two cents --

Is there a window in Bath #2? Is it over the toilet? You might want to think about that. It can be awkward, especially if the window isn't high enough.

Also, take a look at the 2 windows in the left front bath -- is that the master bath? It looks like the window in the front of the house will be longer than the one over the tub. My architect did the same thing to us. It looked great on the plans, but now that it's all built, I have a bathroom with windows that are different lengths (the longest/lowest is right next to the toilet, hence my previous comment). I wish they were all the same.

Also make sure there is enough room on either side of all windows to stack drapes, if that is a look you like. Again, we didn't see it until it was too late and now I have to use tailored shades when I wanted lush drapes.

Sigh.

Just take your time and try to envision each element of each individual room -- this is the time to make changes.
