Unless I miss my guess, this house is for a couple with no kids? If so, for that lifestyle I really like the concept. A few things:

-I'm not fond of jack & jill bathrooms. People who dislike them tend to feel strongly about it, so if this isn't your final home, for resale considerations I'd look at something else. I also dislike the use of a double sink there since there clearly isn't a need for two sinks.

-The front bump-out and door is awkward. It's small, for one, and the door and sidelights are off-center. In such a small feature, I think that will be really obvious. You could bump that other side out a touch and set the bench back farther from the door.

-I'd like to see you draw in your porches.

-The seating island at the kitchen is a bit problematic from a storage standpoint -- angled islands are tough to actually get any storage in. If you cook a lot, your kitchen as a whole may be inadequate for storage. The pantry is great for large items, but not so much for the basics. The island is also too far away from the main cooking area if the idea was to create a spot where people could visit with the cook. Moving the sink to the rectangular item might be one way to bring those areas closer together.

-The home could easily be handicapped accessible if you eliminate some bottlenecks. For example, widening the hallway into the master bedroom.

-You realize how expensive that shower is, right?

-In the toilet nook in the master bath, I'd angle the doorway and put a swing door there. That pocket door will never be big enough and you have plenty of room for a swing. You sure you want a window in the toilet nook?

-Garage: The bay closest to the house really won't fit a car, if that's the intention.

-The laundry room appears to be an afterthought and it's a strange space. I think that whole corner could be reworked more effectively. A shower there, easily accessible to the garage, might be a good addition and I think you need a utility sink in the laundry room.

-I'd like to see what happens if you swap the dining and living spaces for two reasons. One, a masonry wall will provide better soundproofing for the master bedroom. And two, you could easily add a fireplace in the master bedroom or made a two-sided fireplace, which might be an interesting feature.

Okay, that was a lot of things. :) I really do like it.

alabamanicole is right: that shower in the master bath is going to be very expensive, even if you use cultured marble and not tile. A swinging door for the WC would be better. Personally, I like having a window in there, and you can always get frosted glass if privacy is a concern.

The laundry room seems unnecessarily large. I would make it smaller, include a door from the master closet, and used the saved space to enlarge the master bath.

I would also make the powder room a little bit smaller, too.

The kitchen seems absolutely huge. If that's what you're going for, then that's fine. You might make the pantry slightly smaller and include a coat closet in the foyer.

I quite like this floorplan. What style is it? Depending on what style you are going for, I think symmetry issues will be more or less important. If you are doing a cottage type look, I think the off center front door would be ok. If you are going for something more formal, you might want to do the changes alabamanicole suggested for your entryway. I like the size of your laundry room, but do agree that you need a sink in there. That triangular entry from the garage appears to be some kind of mudroom, and hopefully, you'll put some built in cubbies, etc. to make it functional. As large as your kitchen is, it doesn't look like you have a ton of cabinets or storage. May be folks on the kitchen forum could help you with the details? What is the space behind the sinks in the J&J bathroom? Is it meant to be a hall closet? I'm one of the people who like J&J bathrooms, and I can see that you designed it to be a flexible space for possible guests, and or for resale so that the den could be used as a bedroom with a bathroom down the line. So, I think the 2 sinks make sense for those who may have multiple regular users of that bathroom in the future. I also like the size of your powder room. I'm not a fan of windowless bathrooms; so, may be you can add a skylight in the powder room? It will make that powder room feel so much better and less clausterphobic. Also, if you bump out that wall in the dining room to line up with your great room and master bedroom, you might actually save money, or at least I don't think it will cost you that much, and you'll gain a lot of sq. footage. It will simplify your walls, rooflines, etc. Your master closet door should probably be an inswing door.

Generally a nice plan with few hallways. You've got a good start.

Well, I like the shower, although it may be larger than you intend. Our last three homes have had these type of showers, and our new home will also have one. Our current one is "L" shaped with a 4X6 shower area, and a 3' square drying area. This seems just right for us. I personally like a vanity separate from DHs.

Laundry is large. What else are you putting in there? I plan on having a spare fridge and freezer in the laundry area of our new home, plus a sewing and ironing area. So I needed extra space for those items.

The main problem I see is the kitchen. Takes up lots of space with little counter space, or overhead cabinets. And the bar area seems right in the middle of the room, making the living area very small. If people were sitting at this counter, the stools would be backed right up to the living room furniture. The area where the fridge and stove area is just way too small. And could be dangerous having things cooking with little counter space on either side, and right in the walkway to the laundry/garage area.

No basement -- where does HVAC go?

For a house this small, perhaps a hall bath would be sufficient, in lieu of a J/J bath and powder room.

I agree with the others that the whole laundry could be better designed.

Oh, I love those showers. But I axed mine very early on when I started to get a sense of the extraordinary cost involved for a space I spend 10 mins a day in. If I had the cash, though, it might have been a luxury splurge I could live with. :)

I think the space behind the sinks int he J&J bath is the HVAC return. If not, it's a good spot for it but it doesn't need to be that big. Maybe a nice big nook above facing the living area, and shelved cubbies facing the bedroom.

I do agree the powder room and J&J bath could be combined... but if this is for out in the country (it looks like it considering the width of the house), a shower by the garage/back door is pretty cool to have.

It would help to know where this house is going to go, where are the views and what are the lifestyle and ages of the occupants.

This house is to be built on 14 acres near Grand Junction, Colorado. The rear of the house will face south with a view of the Colorado Monument. As far as occupants alabamanicole you are correct there are no kids. This home is for my DH and myself looking to retire in about 15 years. The laundy area will also support and extra freezer and storage for canning. The odd area off the garage entering the house will house cubbies or such for irragation boots, coats and other such misc items. Thank you for all your responses if definitely gives us some things to think about.

gobruno the style we are going for is a timberframe with vaulted ceilings in the bedrooms and office. Also the bay in the garage closet to the house is for my motorcycle. As I thought my kitchen layout can still use alot of work, I also felt an extreme lack of storage. DH didn't seem as concerned even though he does most of the cooking.

The kitchen layout is awkward and needs revision. You don't have adequate counter space by the range for placement of cooking items. It would be more efficient to use counter space at bar stool area or center island for either your sink or even a cooktop.

The counter/stool island needs to be moved closer in to the kitchen space to allow for more area in the space assigned for living room. Since you show what looks like 3' wide counters, this could be done by narrowing those counters down to standard size.

Depending upon where the sink or range was relocated, the entire kitchen design could easily be rearranged into a more efficient, spacious and workable layout, with plenty of wall cabinet storage. Right now you only have about 6' of wall cabinet space, and this is totally inadequate.

I would widen the hall area near the master bedroom and have entrance door to powder room off that hall, instead of having to walk into the kitchen to get to powder room. Powder room is larger than it needs to be.

A foyer closet, especially in a climate where people wear coats, would be a plus. Rearrangement of the pantry could accommodate this.

HVAC space is oversized and should be redrawn, allowing room for linen closet in that area for quest bedroom/s.

If J&J bath is for quests, or use by someone in office, are two sinks really necessary?

Laundry room could be redesigned, allowing more room in master bath and still maintain adequate space for w/d, freezer and canning needs. Door off laundry to outside could be eliminated, since you already have a door off the garage immediately next to it.

That's all I can think of right now. I'm sure more will pop out at me with closer inspection.
