It doesn't matter how difficult it is to fix it. Unless it was drawn that way it should be fixed for free. I've seen far worse in a brick building. All I had to do was tell the GC to take a closer look at the drawings for the area in question.

A lot of differences between plan and finish are not a big deal. But an off-centre window sure is. Their fault, they have to fix it. The biggest part of the job will be redoing the siding, but there's not much there. A good builder would not balk. We've all eaten our mistakes.

My husband and I had gone away for a long weekend. They had just started our siding last Thursday and were talking about starting the drywall next week. My husband was going to insulate (sound proof) some of the interior walls (kids' rooms and laundry especially) before they drywalled. We drove up at 9 and the drywallers were leaving. They had about finished. My husband was upset he can't insulate now and then he looked at the house and noticed the window. I guess we should be glad we caught it and hopefully they will fix it.

Yep.....GC's mistake and needs to fix it at 'his' cost! I'm surprised this wasn't caught earlier s/he's because it's so obvious.

That's really bad. I don't know how that was missed by anyone until now, but regardless...it should be fixed. I don't think you'll receive much pushback about requesting the change. And, of course, it is their mistake...so their cost.

We had this happen in our guest bedroom. No one noticed except for me and after I mentioned that it looked "off", they got out the tape measure and sure enough, it was wrong. They had it fixed that afternoon. ABSOLUTELY have them fix it. It will drive you nuts forever if you don't! It's not that big of a deal to fix if the drywall isn't up yet.

Wow! That is SO noticable!!! That needs to be fixed, no matter what is involved. Even if the drywall was done, I would insist on it being fixed.

Yes, I agree with everyone. If the GC doesn't offer to fix it, I would see an attorney. Pronto. he should be up for fixing it for his own PR, anyway. Who wants to be known for building a home that has such an obvious flaw?

What a goof! I'd be more concerned about the lack of alignment with the center of the roof/ridge than the window below, however. It also makes the error even more obvious.

As for fix it will be somewhat involved, since they'll have to remove the window unit, cut the cripple stud on one side, install a new cripple stud on each side, and replace the entire header, then reinstall the window. Obviously any trim/siding/drywall will need to be redone as well.

I would be more concerned with the bigger question. Why did the GC or his manager not notice? This is the sort of thing that should have been apparent to a professional builder from the get-go. If someone in authority did notice, or was informed about it by someone else, why hasn't action been taken?

And the really big question, what other mistakes, not so apparent, are lurking in that build?

yep, they need to fix that window if the plan shows it centered. if the plan had a discrepency between interior and exterior measurements, they should have asked you about it.

did you inform them of this in writing before the drywallers were to come? if so, then they will jsut have to do it over. if you just said we wish to do this, or worse yet did not inform them at all, then it is your dime.

We emailed the construction supervisor (haven't talked to him yet) and talked to the sales counselor. She said that they would address it. We will get an update from the supervisor today on the house and will talk to him about this. I am just surprised nobody including us noticed it until now. It took the windows and siding up to actually make it noticeable. NOw that is all I see now!

As for any other non apparent mistakes I hope there is none. They have been good at fixing other mistakes. They had framed our study doorway to a 29 wide entry when it should have been around 60. Big difference but it was taken care of.

As for the extra insulation we didn't tell them in writing. They had the insulation inspection last week and the structural on Friday. The supervisor said they would be delivering the dry wall on Friday but when we drove by at 3pm Friday it wasn't there. We went on a little vacation and came back Monday night to find that they had worked on it this past weekend.

My husband is disappointed because he was going to put the extra insulation in and work on a closet he was putting in himself. Now he will have to wait. I want the house to keep moving as we are on a tight schedule on moving out of our current house. We are renting from the new owners after we close tomorrow until Sept 30. I have my doubts that it will be done in time. I just want all the mistakes fixed. That is more important than moving in in time. Don't hold me to that last comment. I might be pulling my hair out then!

From my own experience, I think it is dangerous to do you "own work" on a house that you are having someone construct. It's just ripe for disaster in terms of timing, as you have found out.

Update: They have fixed the exterior. They still need to spray foam around the window and drywall the interior wall again but it looks much better. The top 2 windows aren't supposed to be at the same level, the right side of the house is further out. They are supposed to start painting the exterior this week so there was a jump to get this fixed.
