When to install concrete driveway for a new home?

Hi everyone, I am looking for some advice. I just had a new home built and want to install a concrete driveway and steps. My concern is house settling and I was wondering if there is a certain time frame to wait before doing this. The house was built on solid ground and was finished about a month ago. Any advice would be greatly appreciated.

Our house was finished in March and we just got done pouring our driveway, front and back steps, and turn-around. We did not go through our builder but a contractor that is a cement contractor. We bid the job; got 3 bids and made our choice and now it is done!!! The contractor will answer any questions about settling, etc.

Our builder told us to wait at least a year before we did any hard surface and we are glad we waited. We still have our gravel driveway and gravel courtyard and will probablly do pavers in the courtyard next year.

The issue we ran into was settling and drainage. When the house was finished, the excavator shot the grades to make sure everything was pitched right - and at first all the water ran off the way it was supposed to. However, over time the ground settled, we had some run off and erosion as we were getting our lawn established, and we discovered a number of areas that had to be re-graded. Also found a spot where we needed a culvert.

We are tired of the gravel but now that everything has settled and water is running properly, we feel we are ready to put a hard surface down - at least in the front of the house.

Since the question posed by the thread is theoretical (we can't actually see what the subject of the discussion looks like or any of the architectural details that would influence what is done with the space) it seems to me that the most that could be determined -- if even that -- is whether the space is planted or paved. Not what it might be planted with. It begs the question, why can't we just see the real thing? It would make the discussion concrete. Sandra, you say you can't visualize the outcome, but we can't even visualize the "before" conditions.

Concrete exerts a lot of force on forms. It would be very easy to get that kind of distortion simply by temporarily having a little more concrete in one section than another as the pour was being done. I agree it's esthetically unattractive, but I don't think it will compromise the integrity of the driveway.

Contact the company that installed your driveway with this question. They should solve your problem, as their service should have a warranty period. I wouldn't say I like working with irresponsible companies which do not fulfill their duties. Many businesses initially propose a specific time period, but in the long run, fail to achieve it. I like driveway pavers who use the best types of equipment so that the work is accomplished quickly. I turned to paving contractors dublin for help. They did their job 100%.

I contacted the company of the surface coating when it was installed as I wanted to make sure it was done correctly. I was always advised in the past that you let concrete cure slowly by light spraying and keeping it covered. However both the installer and the concrete coating company said i was wrong and that it didnt need to be covered or kept hydrated. They said dont touch it just let it dry out in the sun and the powder coating (left on for four days which I also thought was excessive) would protect the concrete from the elements until it was ready to wash off. This to me seemed strange to me.. I thought this would prematurely dry the surface of the concrete out too quickly and cause a weakened final product with spalling issues. The pictures seem to indicate this.. Its been an expensive lesson. I wanted block paving and got talked into this option instead. Never again. I totally dropped a ball with this due to other things going on and hoping I could get something ticked off the list of jobs to do. I highly doubt i’ll be able to get him to re-do the work and I dont have faith that once the cars have been driven on it in several weeks time, that it wont just crack and crumble. Thanks for your help anyhow. I wanted to understand if my standards were being unrealistic. I was told there would be some ‘imperfections’ but nothing like what there are. Looks that my concerns were warranted and reasonable after all.

Well - I think the answers here are a bit unusual. The vast majority of houses built around here have a concrete driveway from day 1. I'm sure it depends what part of the country you are in and what the soil is like.

So my answer is about a month before you move in. Timed so that no big trucks will drive on it for a few weeks. My builder usually does it just after granite is delivered but in our case we did it right before. The granite truck didn't use the driveway.

Thanks for the input. Our was built on solid shell so I think that we are pretty stable. I am just tired of dealing with the mud.:)

You will want that concrete to setup for about 30 days before you put any real weight on it like a car.. so plan accordingly. As long as the soil is compacted and you have plenty of expansion joints, you should be fine.
