As there are many who seem to be looking for farmhouse style plans, here is a link some might like to look at (and some might not). Just thought I'd pass it on. If you click the pdf sales flyer, it has the floor plan.

Do none of these farmhouse locations have snow or substantial rain? How is that garage gable orientation okay with the rest of the house?!

Will you be living upstairs or downstairs? If upstairs why would you want your laundry room downstairs? Lots of shlepping. Especially since you have such a large master closet. I ask because your downstairs guest bedroom looks like it could be a master bath. would guests need a closed toilet or two sinks or a walk in closet? I think one sink with extra storage would be more appreciated, especially when you consider guests need space to store temporary things and hate the idea of putting them in "your" drawers. The toilet in the master bath is quite a haul in the middle of the night. Maybe not now, but as you age it might become more of a haul. LOL. Also if you're planning on living there for the next 25+ years, I'd think a bit more about it being able to be converted to being ADA compliant. Is there a place you can add in an elevator if it's ever needed? Your bathrooms would be quite difficult to get into and out of. Would you be able to use the powder room if you needed a wheelchair or walker? The kitchen needs help. I would suggest posting in the kitchen forum and let the guru's there help you design an efficient kitchen. This isn't quite it. The upstairs guest bedroom is a bit oddly configured. Have you tried putting furniture in the room? In the upstairs guest bath, there isn't enough room between the toilet and the wall, and it will be quite a tight squeeze to get to the shower. What is the point of the 6'6" loft area? It's too small for much of anything but looking down. Frankly, I think that extra guest bedroom/bathroom/loft area needs work. Love the his and hers drop zones. :) Wish I had thought of that.

DK, I’m glad you mentioned that having the back of the home facing south would mean the master suite would be warmer as well. I don’t think that would be optimal in the Deep South - it’s just sweltering, and I cannot tolerate being hot in our bedroom. Is it crazy that I may now try to position our new home to AVOID the hot afternoon sun??!! I like light and all, but since it was mentioned that it won’t be a dungeon, I think I’m good with just some light trickling in the living room. Hubs is very sensitive to light and would be as happy in a cave... so he’s not too concerned about a lot of natural light coming in. We are doing lots of recessed lights throughout the home, and almost all will have dimmers, as I enjoy them in our current home and like the ability to have something in between dark and “in your face bright” on occasion. :) Funny you mention landscaping, as my husband owns a landscape company! I know nothing about any of it, but I’ve heard him mention things like this several times when a client wants ABC plants for a certain location, but only XYZ plants will thrive there. After speaking with my husband about the whole skylight/sun tube issue, he was not a fan - and for the exact same reasons given here (additional heat, “putting holes in the roof”/compromising structural integrity, additional cost, cost of potential repairs, etc... so it sounds like that’s out. He did say he might consider a couple of skylights in the roof on the covered porch only, but feels like that defeats the purpose of a COVERED porch. I mean, he’s not wrong there. LOL All that said, there has been a ton of good information given, and I appreciate all of it! I welcome and appreciate any and all suggestions and opinions - I’ve learned so much from y’all! hadda20j - Welcome! Cool plan, but it seems like it would be very expensive, does your builder really think you can build this plan for your stated budget (from your other post)? I am in western MA and have a very similar budget. My original plan was smaller than this and came back $150k above budget. Concrete, foundation corners, porches, vaulted ceilings and large roof areas sure do add up in our area! A couple of thoughts on the plan. Cutting out the breakfast nook is a good idea, but you will also need to rework the master bath above it. You have three full baths on the second floor. Keep the master and one secondary bath. Move the laundry to the other bath, maybe the one by the top of the stairs and then reclaim that laundry space for master bath space you are losing by removing the bump out. Move the entry door to Bedroom 2 to the inside opening near the closet. I'd simplify the garage roof to just a gable roof and either remove the three dog house dormers entirely or switch them to a simpler shed dormer. With all that space on the second floor the Master bedroom seems small. Exciting times ahead!

Hi K F, thanks for your kind words. Your writing reveals that you are a centered, loving and intelligent individual. I hope you forgive me one last intrusion. I just get excited thinking of how lovely your home will be, specially given the location. So, I am adding an additional revision of the plan showing that (1) you could take the pantry all the way to what would be the south wall, and (2) a possible treatment of the play room (the den). Imagine that the eastern wall features a large round window mounted on a thick stone wall and at night the LED projectors cast "magical" light effects on the woods nearby. The room also features a wooden platform with drawers and two twin mattresses that will be used as sofas and nap beds and are on the ready for adult overnight visitors. The more storage you can built-in in this room the better to deal with the children's toys, books, etc. Remember also that the plan can be flipped so you have the morning sun in the entry way and the evening sun in the living room, or as it shows now, where the morning light streams into the living and kitchen space and the sun sets the opposite way (of course!). It's an interesting Modern Minimal Traditional design by an Oklahoma builder who seems to have embraced modern developer detailing with a passion.

A "farm house" is not a house style but a use. It can be of any style but the most common historically was the Greek Revival Style and, of course, the Folk Style. What is common to most older farm houses is that they are 2 stories with porches and the barn and other utility structures are not attached directly to the house.

It is the "cheek by jowl" relationship of the house and garage in this example that makes it look like it belongs in a suburban rather than a rural location. To me it has more in common with a Raised Ranch than a farm house. But you can't blame a developer for adopting whatever marketing approach attracts buyers.

However, I draw the line at misleading advertising copy. The developer suggests that a buyer can "Serve Thanksgiving dinner in the formal dining room", but I could not find one on the plan.

If I wanted this kind of house to look more like a farm house, I would pull the garage away, push it back and connect it to the house with utility structures so the main house could stand alone as much as possible. Making the porch deeper and wrapping it around two sides with part of it enclosed can be very effective.

I think the "study" is actually supposed to be a dining room. You wouldn't have a butler's pantry connecting the kitchen to a study.

11-0 x 11-4 would be a minimal dining room for a 4 bedroom house but would not be large enough to serve a Thanksgiving dinner with relatives which I think the ad intended to imply.

I renovated a house once where the wife's only requirement was to be able to serve a dinner for her entire family at holidays. The existing dining room was 11-0 x 11-0. I delivered a set of progress drawings to her house one evening and she invited me in to see her extended family sitting at a table that extended through a 6-0 opening into the living room.
