I'd love a critique of the new bathroom layout

The project is to turn our current tiny bathroom next to two children's bedrooms (which are too large) into two moderate-sized bathrooms. So that when I have a teenage boy and girl they won't have to share.

Will all of you with wisdom and advice please look over this floor plan and see what you think?

I don't know what the original floor plan was like, but one of the more difficult or expensive things to relocate is a proper DWV for the toilets. If you can keep the existing toilet close to its current location and have the new second toilet in the same locale so they can share the existing stack, that could be a significant financial factor in your favor.

If you know which way your floor joists run, the new toilet could be moved away from the original, but if you can keep it aligned so the horizontal run from the new toilet can be in a single joist bay (directly east-west or directly north-south from each other) and then join up with the old waste stack, that'll help too.

Those are simple guidelines. There is no hard and fast rule that you need to adhere to them. Just a way to economize and minimize changes to the framing of the floor.

I try to "isolate" the toilet stack(s) on an interior wall if possible. Right now you have one on an exterior wall. A large 4" diameter stack in an exterior wall could result in a loss of insulation on that wall. The other toilet is on the stairwell wall. If you simply use PVC for that waste stack, you could get "toilet noises" reverberating through that wall whenever the toilet is flushed. Or use cast iron for the verticals for sound deadening.

As to the specific layouts, I think they are both okay as is. The pink bathroom, I'd reverse the swing of the entry door so it opens into the bathroom. Some folk are bothered by the toilet being the right in the line of sight when you open a bathroom door, but hey...it's a bathroom.

If the blue bathroom is the teenage boy bath and the pink is for the girl, I'd probably reverse the two and have the tub in the girl bath and the shower in the boy bath.

Here's a very rough idea of backing up the toilets on a common wet wall, as well as backing up the tub and shower on a common wall. the linen closet was moved and enlarged. Not perfect by any means. With my revised drawing I'd still consider altering the blue entry door and the pink shower door. But it's just a quick shuffle.

3 and a half feet is much too narrow for a functional walk-in closet--especially one 8 feet deep. the clothes will take up 24" of hanging space. Your son will have to shuffle sideways to get to the back of his closet.

You'd be better off to take Mongo's revision and put in an angled corner on the bathroom and mirror that on the hall corner so that you end up with a squarer trapezoid closet for the son. Then, don't make that closet so deep--or give that space to another purpose.

So these are what comes to mind initially. Option A. Depends on window size and height of W/D, this option puts one stretch of countertop over the washer and dryer and wraps around for the vanity area. Can put shelves or cabinets next to the window and also at the end of the shower, with the opening facing the sink. Some people have even used spaces like that for a pull out like in a kitchen. Let's the light penetrate the room, and space above the W/D for folding. Can put a curtain or slotted doors in front of W/D to hide them if needed. Option B. Stacked W/D behind bifold vented doors. Not sure a regular door would work, might need a pocket door with this one. Not sure what to do at the end of the tub by the window, probably a good place for shelves. Option C. Stacked W/D behind vented bifold doors. Half height pony wall to block view of toilet, but still let light penetrate room. Sight lines from open door should be fine, would see bifold doors, pony wall, some vanity area. This one also has room for a towel hook next to the tub, one of my favorite parts of our bathroom remodel as it is so convenient. Granted my ideas and reality don't always mix, but hopefully someone that knows what they are doing can weigh in or post some ideas. No time right now to draw pics of what each wall would look. Like, but if you like one or more options I can try to do that later in the weekend. Good luck!

thanks to all who have posted so far, especially Eric. We can probably save/budget down the road for a kitchen redo, or do part of it ourselves. Additions would be a little harder for us except finish work (floors, tile, etc. Can do drywall even but would need to find time to do it). What that kitchen has is a U shaped layout, not too bad except there are overhanging cabinets between a small dining/family space and the kitchen. It's a counter/pass through kind of setup where someone can sit at stools and talk with the person in the kitchen....except the cabinets hang down so the person in the kitchen has to look under them. We would likely tear those out and relocate the stovetop to the perimeter wall and make that pass through an island. Then that entire space could become kitchen/dining. It is possible we could still move out a wall on that (kitchen) side of the house down the road too, we are in Hawaii so all the construction costs are much, much higher than mainland. So jealous of all the posters here who can put on a large extension for less than 50K. Plan A or Plan B will cost us about the same. We don't plan to sell and move anytime soon, but should we need to we're leaning toward sq. footage instead of just extending current bath and upgrading the kitchen. Our neighborhood is about 20 years old so people are beginning to redo those rooms as the fixtures and appliances are ageing. We redid all the appliances about three years ago with stainless finishes, new faucet/sink, and redid the countertop Corian, so the kitchen is livable - just need to clear out some clutter and make smarter usage on available storage space. We could paint or restain the cabinet doors to freshen it up. A few neighbors are creating the "big bang" kitchen now but I'm not certain a 70K upgrade will improve the value that much as a new neighborhood is planned about 5 miles away within the next couple of years. Would we love to live in a "WOW" kitchen, of course. But as with most people we have to make a decision on where it is best to spend the money for now. We could feasibly also add on a 2nd story in future years, but we prefer the single story and if we age-in-place as planned, the new bath will include wide accesses and no-curb shower.

We like having a water closet also. If you end up building a 16' vanity, which is enormous, you could build linen areas on either side and a pull-out laundry. If you want a centered sit-down make-up area, you could have that also. 16' is a huge expanse of space to work with. The top parts of the linens/towers could be set-back if you want, or flush with the rest of the vanity box fronts. You could have loads of drawers, no need for a small linen next to the shower. Save that spot for towel hooks or a bar and/or perhaps some nice art. I have a tower, and so if you decide you want them, have your fabricator make you 2 extra pieces of stone, with the same edge profile as your counter, and place them on top of your main counter, then your tower sits on that. It's like placing your tower on top of a cutting board. I learned this from a designer who showed pictures on HOUZZ of water-damaged towers because over the years, water will eventually damage the wood. This way, your wood tower is just so slightly elevated from your main counter, and it will not get damaged by water over the years. You can also put your electrical low, turned sideways and outside of the towers, so that you don't have to have it in your backsplash, wall or mirror. And you can put electrical inside to charge toothbrushes, razors and such. For your laundry area, it can be a pull-out, or a tilt-out. If you are having custom cabinets made, your cabinet builder can make the laundry area look like real drawers, like my picture above. The other side can be actual drawers and provide you lots of storage. In the middle you could either have a make up area, or another bank of drawers. I don't have a make up are in the bathroom, but I think people usually drop the height down for that area if they do it.

The bathroom space is currently slated at 15 ft x 16 ft. This space is awkward. Less would be more -- I'd allot some of this space to another room and bring the major players closer together for a more efficient layout. Oversize bathtub (for two adults) Have you ever used a two-person tub? If not, I strongly recommend that you try-before-you-buy. We've stayed in hotels that have them, and they have some shortcomings: - They take forever to fill -- go with a fast-filling faucet - The larger surface area leads to a quick cool-down for the water, and that's a huge no for me - You may need a second water heater to be able to get the water hot-hot - They are impractical for a single bather What I care about in a tub: - Builder-basic size is fine; builder-basic size fills faster and doesn't use as much water. Admittedly, I'm smaller than average. - Depth -- it's nice to be able to submerge as much as you'd like to submerge - Hand grips -- even if you're not old, it's nice to have grips to help you out - A light positioned for reading in the tub - A small ledge or other space for soap, candles, a glass, etc. - A hand-held spray faucet for washing hair or cleaning the tub - Make sure towels are in easy reach House construction is over 2+ million and this master bathroom should have a modern feel. Irrelevant. Shower to be fully enclosed except for the door With the shower enclosed, be sure you install plenty of light and a fan inside the shower.

I can't see mongo's drawing but I'd move the 'blue' door also. make it across from his bdrm door.

and tub/shower combo for girl - straight shower for boy bath.
