I think I am done with the decorating, very late for sure..

The shelf of the mantle in the den is done with fresh greens and flowers.

The sleigh centerpiece I did with the same type flowers and greens, and added decorations...

Hi york, Yes, I can see that water is an issue. If I don't get out there at least every other day to water, she starts to look sad. I am holding my breath today...the guys doing the re-shingle job on the house are working right next to her...as I type. She has grown well these 5 weeks, I would hate to see her sustain and damage. Suzy ~ My apologies for not "getting it". I take things very literally...I suppose it comes from my line of work ;o) I do think it would be a very good short story, though. Reader's Digest, perhaps? She lived a double life, dangerously close to the edge. Will her sordid little secret come to light? She left work early that day, making sure noone saw which direction she was heading in. As she traveled to her destination, she wondered aloud if she was doing the right thing. Her heart told her one thing, but her sensibilities told her another. What a prediciament she had gotten herself into, but what could she do? She finally arrived, and with her nerves and senses tingling in anticipation she got out of the car. She looked around, hoping she wouldn't run into someone she knew. After all, what would they surmise she was doing there? She walked with a steady stride to the front doors, hesitated, took a deep breath, and entered. She continued walking until she reached her destination. A smile of satisfaction came across her face. "Hello, my darling. I've been longing for you, to see you, to hold you in my arms.". With that, she picked up the treasured 3-quart Tramontina braiser and made her way to the front of WalMart, thrilled with her newly found acquisition.

I was in exactly your situation two years ago. We weren't really looking, but then found a house that was unique (it had won a major architecural award), and was perfect for us. And we knew it was not going to stay on the market long. We put in a full-price bid contingent on selling our house, and lost out to someone who made a full-price offer with no contingency. A week later our realtor called and told us the successful bidder had left the country on a business trip, and had not completed the deal before leaving. The seller was willing to cancel the winning offer and let us have it...if we went with no contingency. We decided to say 'yes,' even though we did not have our own house on the market. The only saving feature was that the house was being leased and the lease had 3 months to run before we had to close. We put our house on the market on November 1st and got an offer in the first week...that fell through. We got another offer in December...that fell through. We moved into the new house in January, with our old house still on the market. Even though the market was hotter 2 years ago, Thanksgiving, Xmas, and the first months of the year are not a good time to try to be selling. To make a long story short, it took 2-1/2 months after we moved to sell our old home, and it only sold because we agreed to come down in price by about 8%. Fortunately, we had no mortgage on the old home, but all of our equity was tied up until we sold. We had to take out a humongous interest-only bridge loan, and had about $2300 going out the door in payments each month for the privilege of owning two houses. In addition, we had utility payments and property taxes to pay for both houses, and had to drive across town to check on the old one a couple of times a week to clean up muddy footprints, clean sinks that had been used and left dirty, lock doors that had been left unlocked, and turn down the heat that had been cranked up. So how do we feel in retrospect? Great! We are really glad we did it, and still love the new house. It was nerve-wracking to have a huge (temporary) mortgage that we had to pay for out of savings, and it was annoying to have to keep checking up on the old house. But it was worth it. As long as you know what you might be getting into, go for it. Just have a backup plan. If the seller doesn't take a contingency offer, are you prepared to make another offer that's not contingent? (You could make an offer that is not contingent, but gives a closing date several months off.) And how long are you able to handle having two houses, both financially and emotionally?

Thanks, all. It is definitely a very different kind of home than most of the wonderful homes we see here. In fact, it is a very different kind of home than any we have ever had. We came from a series of wonderful 1920s homes to this one, so it was a big change for us. My bungalow bias alwyays led me to turn my nose up at "open floor plans" so imagine my surprise with my love of this house -- the ultimate open floor plan. I don't think there is any one thing that stands out as my favorite part of the house. I think it is the general attitude of the house -- very casual, very relaxed. The wooded lot is responsible for a lot of that feeling, as it is very private. Another unexpected bonus was how much the animals appreciate the windows that go to the floor -- they can lounge inside and still keep an eye on things. The skylight, which in theory is a wonderful thing, isn't so much in actuality. It brings in a lot of heat in the summer, and leaks with a heavy rain. But it sure looks great! (We're going to get a shade for it for next summer). There is a smaller frosted barrel skylight that runs across the top of the bathrooms. It is actually pretty great and brings a lot of light into those interior rooms without the magnifying-glass-on-ant effect of the larger skylight in the great room.

Kathleen, Your Christmas decorations are very pretty. I love the tree setting in the urn in the den. It looks very traditional and perfect for that spot. Your dining room tree is gorgeous. I love the white angels on it.

I love the den mantel with all of the fresh greens and plaid ribbon. You always do such a beautiful job using fresh greens and flowers. Even your kitchen valance is red & green plaid. Just such a special touch for Christmas.

I love the living room tree and crystal nativity. And that wreath on the mirror. I would love a closer look at that. It looks very unusual. I love the 3 stockings and garland going up your stairs.

I love your front porch and front yard. The outside nativity is very sweet and looks very nice sitting where you have it.

Your dining room table is gorgeous. I look everything you did there. Your sleigh arrangement is just beautiful. I'm still going back looking at your pictures taking everything in. You have done a fabulous job on everything. You should be very proud of all you've done.

Sandi, I forgot this one for you..you like tassels! I used them to tie the green table cloth corners...
I will take a better pic of the wreath. I got it last year at Pottery Barn, 70 off a few days before Christmas...

Kathleen, How in the world could you NOT post this last pic? LOL I just LOVE the green tablecloth tied up with the tassels. And I love the burgundy cloth underneath. Your table is so elegant. Oh, and I forgot to mention the beautiful bows on each chair.

Kathleen, first of all I want to tell you that I just love your house with that great wrap around porch. And everything inside and out just looks so perfect.

You do wonderful creations with all your fresh greens and flowers. Your table looks so pretty--and it seats 12 people! Wow!

I really like the design on those plates, and the bows on the chairs are such a nice touch too.

I really like your tree in the urn. Makes it look so elegant. And your mantle looks really pretty.

Want to know my favorite thing? Your curtains, I love the colors and patterns in them. Everything looks really lovely.

Know you have a big group coming for Christmas, and know you are really busy getting everything ready. Thanks for taking the time to post these pics for us.

AMAZING...........especially that not ONE single photo had food tempting, teasing, taunting while wrapped in calories.
LOL. I kept waiting for the 'next' photo to be a sneak attack of something edibly, incredibly yummy.

Kathleen!!! Just beautiful,,every picture too. Love your mantle, set table,,,all of it. I know you are tired out. I don't do as much but the time it takes makes you want to enjoy it since you don't even want to think about putting it away. You and your guests enjoy all your hard work!!! Great job.

Catie, the burgundy is 70 by 144 and the green is 60 x 144. Some stores carry the wider ones, this one I got at Linens and things. with my 20 off coupon of course!
I'll post the menu tomorrow. I don't want Karen to get mad at me when I mention FOOD! LOL

Kathleen, I'm blown away with your creativity and decorative skills! I've never seen a tablecloth done that way--have you seen it before or did you just figure it out, it's so clever!

Thank you, Compumom! The table is called use what you have! The green was too skimpy, so I added the burgandy. The tassels I got at Pottery Barn clearance for 50 cents. They are supposed to go on wine bottles. Worked fine..

I just had to bring this thread back up and say WOW WOW WOW!
Being a newbie here I've gone back and checked out each page to see what I missed. So many beautiful pictures and such a great "family" atmosphere.
You have a beautiful home and I love all of your decorations. My favorite is the room with the tree in the urn done in white lights and silver decorations with the wreath over the mirror. So elegant,serene, and peaceful looking. Is it a bedroom? I just want to curl up in bed and see that sight.
I have a large family also and love the way you treated your dining room. I have to find a skinny tree. Yours is perfect for that space and beautifully decorated with those angels, and are they gold tassels I see on it also?
I never thought to put a nativity scene inside a wreath. I love them and have gotten a few over the years. I think I may have one similar to yours. I will use your idea next Christmas if you don't mind. Gosh, all of you are so talented!!! Especially you and Judith. I could, and do, spend hours looking at your posts and trying to absorb it all to help this poor beginner make my home more welcoming.
I've so enjoyed all of your tablesetting posts with all of that glorious food! Do you post recipes on the recipe forum also?
If so, you know where my next stop will be! My DH will be MOST appreciative.LOL
How do you handle the little ones when it is time to eat? Do they sit at the dining room table, or do you have a more kid (and crystal & china) friendly table set up. I'm sorry to say there are some little visitors who would destroy some of the nice stuff quickly at my house!!!
