How much to budget for construction contingency?

In general, how much would you recommend to budget for construction contingency? Meaning (and I think I understand this correctly), if you are budgeting, say, $100,000 to build a house, you should also budget 10-25% for possible unforeseen overrun. I'm not sure if this means change orders (which we wouldn't do) or just unexpected happenings.

You should budget between 15-30%. The lower cost the build is, the lower your contingency can be---as long as you don't get carried away with the "while we're at its." A build with more allowances in it should budget more than a well spec'd out build with very few allowances. An urban build should budget more than a rural one. One located in a remote area or difficult terrain should budget more than one on a flat city lot with all of the utilities easily available.

Basically, you WILL go over budget. That's a given before you even break ground.. Yes, there will be change orders, and upgrades and substitutions. That's perfectly normal in any build. The only people who have a chance of not going over budget are the ones who planned everything down to the last detail (every single electric outlet and brand and model of plumbing fixture and tile and the tile patterns, etc.)and have pages and pages of specs and don't choose the smoke blowing low ball bidder. And even those folks will have the occasional change order and upgrade during the build.

Good advice. I was going to say 20% minimum. It's hard to say, not knowing what allowances are in your contract.

Don't forget all the non-construction costs, like insurance, taxes, driveway, sprinkler system, landscaping, window treatments...*furniture*! lol

If Youre building a contemporary home with lots of glass, the budget will go up. If you want specialty operating windows like bifolds, and multi paneled doors ...that will also raise the price. Figure ten percent or more on moderate contemporary jobs. But the sky is the limit. On an average traditional style home, plan to spend $25,000 to $35,000+ for a mid range home in $475,000 build range. unless youre only staying a couple years in the house you really don't want to use vinyl. Most will start having problems around year 10. No way around it. A $4,000 window budget is NOT realistic for someone building a semi custom home. For $4,000 you get Single hung windows with practically no warranty. It is probably the lowest priced windows that the above contractor could source. He is trying to make a profit and its getting harder and harder to do. A good clad window or Fiberglass window is expected to last 20 plus years. Read your warranties. Just because it has a lifetime warranty against rot, just means it doesn't have any wood in it. Look farther than that. What is the glass warranty and paint warranty. Steer clear of clad windows that have rolled form aluminum on the sash. Better brands have discontinued manufacturing rolled form clad wood products. Here is what anyone in the construction industry should tell you if you plan on staying in the home long term. Buy the Best Windows You Can Afford. Doing exterior renovations later on are a hassle and typically cost more than interior renovations. Spend a little less on your counter tops and spend a little more on your exterior materials. How much to budget for DIY composite deck?

http://deck-lok.com/ We have a tiny "deck" and are using them - use them if you are building one that high. They are about $10 each, but worth every penny. Get a good deck building book and have lots of patience. Framing our 52 inch by 52 inch deck an foot or two off the ground too us a weekend and we still have a little more to go - we did it right, and it's not hard to do, but if you haven't done it nor have anyone helping, it takes a lot of time. For the Fiberon Tropics Mahogany we were quoted $2.64/contractors price at two lumber stores, not including screws, etc. Plus you need, framing, concrete, all the other brackets, screws, bolts, copper flashing, tools (if you don't have them or can borrow them), etc. I think we are switching to IPE as the Fiberon scratched and it and Trex are the only two with the very dark color and I think Trex looks too much like poop (sorry, don't know how else to describe it). And, that runs anywhere from $1.50 (not including shipping) - $3.00/locally. I forget how much or pressure treated wood cost. It was probably about $1 a foot or so but you have to buy the lenghts they have so don't forget to factor in overage (same with the deck boards). The guys here are helpful with very specific questions that haven't been asked before or are specific to you - they don't like very general questions if you haven't done your homework - they are busy and tired as it is decking season for them. And to give them credit after starting our tiny deck, it's a lot of work, especially if you do it day in and day out with picky customers and that doesn't include any of the other business aspects. This DIY "deck" is costing us much more than we thought, but given what we had, worth every penny. (and my husband is doing an amazing job).

Make sure your $/sf estimates are current. 1/1/20 we have new CA codes & energy requirements including solar and high performance walls/attic/windows - $10-30K. Have a recommended builder walk the property with you and discuss costs and budgets. Maybe they have a recommended architect. Ask the seller to disclose what they know about utilities (water, sewer, ele, gas) and if they are already stubbed into the property. Likely yes if it previously had a home. 50/50 if it is a new property split in two and unlikely if its excess property split from an existing remaining home. Visit the building department and get a good understanding of any conditions that have to be met in order to build. If the seller was involved in the split, they will have a copy of the conditions. Find out the permitting costs including all the required impact fees. With a sloped lot, there will be a civil engineering requirement. Architecture, utilities, slope costs, landscaping, and costs to meet split conditions are not usually included in $___ per foot guesstimates, so plan your budget accordingly so there are fewer surprises after design. Regarding floor outlet: The electrician for our remodel put the wiring in for the floor outlet in the crawl space for our house, but did not actually install the floor outlet yet. He said that he would come back and do it once we were completely finished and had rugs and furniture and such; that he had installed many earlier in the process and usually ended up moving them later, so this was his method to avoid that.

It depends on who you work with and the contracts that go along with the contractor, but generally 20% is a safe bet. We have had clients who have decided to add rooms, remove rooms, remove walls, update flooring, etc. which was beyond the scope of the agreement and added fees to the project. Again, read your contract carefully first!

on our commercial projects, we typically go 7-10%, however the bid difference here is the drawings are 100%, full masterspec format spec book, etc. Houses are much different. Most people can not visualize the house from the plans or even many times 3d renderings. A lot of people want to make some changes once they can physically be in the space and see it. If you are someone like this, then budget more (20-30%). However if you are set on your plans, pre select finishes, fixtures, etc, and will not change things (ya right) then it is safe to budget lower. My personal house I am only doing 10%, but that is because I am building 80% of it and we are drawings it and detailing it, pre selecting the fixtures, etc. This all makes a huge difference.
