What to look for in contingency period?

Hi All,

I just put an offer in on a lot in San Mateo County, CA. I've conducted a ton of upfront due diligence. It will be my first custom home and am a bit nervous about it, but excited! We know it is the only way we can afford our dream home. I investigated the max square footage with the planning dept., water availability, electrical, sewer and chain of title.


Is there anything else I should look into, both now and once in contract during the 20 day contingency? I'm worried about any curveballs that might blow my construction budget out of the water (we had a scare where we thought we might need to replace the water main at $75k).


I want to keep construction as close to $1M as possible. Builders in my area are $325-$400/foot. I am going to try to keep it on the lower end but also know my foundation is going to be expensive due to the lot having a slope.


Any advice would be appreciated!
