confused--question I haven't had courage to ask

We already bought our lot--it was quite expensive--probably because it's large and on a river. We have been looking for a while now at tons of open houses very similar in size and style to the one we want to build. These have been spec houses in lots of different neighborhoods that are different from ours--generally smaller lots and in all different parts of our area. These spec houses are running about 95-105 sq. ft.

Here's my confusion: WHY, when we interview builders (three so far) and we ask for a real general ballpark figure of what it would cost to build our plan do they quote us 100-115 sq. ft.? Shouldn't this figure be significantly less since our builder won't have to buy the lot and pay a realtor to sell the house for him? We've been quoted this figure even before telling them the neighborhood and after we say we do not want anything expensive in the way of interior finishes. I don't get it.
