Single story floor plan layouts, split bedrroms, or all together?

I'm planning to build a single story 3000ish sq ft floor plan on a 2.6 acre lot.

Currently it is just me and my husband, though I'm pregnant with our first child (we hope to have one more). While we are just starting our family, we aren't that young and we are planning on this being the house we are in for the next 30+ years.

That said, nearly all single story floor plans have the master on one side of the house, and all the other bedrooms on the other side. This would be a great set up in 10 years, though, it is hard to imagine how that would work with a baby or toddler.

I'm thinking about putting all the bedrooms on one side of the house, but there are very few floor plans out there to get layout ideas from.

Am I missing something? Is NOT having split bedroom a bad idea?

Split bedrooms are great, for teenagers, guest rooms, etc. Not so great for babies and toddlers. Even with baby monitors...lots of walking.

How about reworking your plan and putting the office, between the master and kids' rooms? Not only do you need privacy between the rooms, but between the entrances, too. I wondered if your bedroom door was too close to the playroom/kids' rooms.

Maybe think about redesigning the exercise area and/or office (at least I think you had an office) so that you have a buffer, between the two spaces. A smaller buffer, than the entire living area to traverse, when you have a small child crying. Just my two cents :)

Another idea (of course, I thought of this, as I hit 'submit' LOL) what about flexible spaces? Maybe have two rooms, by the master suite (for nursery and separate toddler bedroom or kids' room/playroom) that the kids can use, while they're young. The exercise room and office, can be on the other side of the house.

As the kids get older (and everyone wants more privacy) switch the exercise room and office with the kids' rooms and give them their own area. They could then have their own bedrooms, bathroom(s) and office area/play room, as they get older...and need more space.

palimpsest, thank you so much for reminding me that big is not necessarily better. I moved the fridge to the other side of the kitchen post, and the layout suddenly seems more flexible (please see below). However, husband thinks having a bulky fridge standing right next to the hallway may not be a good idea... zone4newby, the powder room does look awkward. The one in the original plan looks better, so I changed back to it. In fact, the whole left side of the front entry is now the same as the original plan. :) lavender_lass, I really appreciate your thoughts and the inspiration photos. I am going to check out the photos carefully and see what I can incorporate into our plan. I too love having a farm table in the middle of an L-shaped kitchen. I had a similar setup in my last rental, although that table was mainly used for spice plants, flower pots and things like that. I moved the washer/dryer back upstairs. :) Husband voiced his opinion last night...he prefers to have the laundry closer to the bedrooms than the kitchen. We will just put in a second set of washer/dryer later in the master suite, like what you suggested earlier. I also reconfigured the closet upstairs, so the master bedroom (upstairs) is a bit more spacious now (please see below). Renovator, thank you for warning us about the exposed timbers. It's definitely not everyone's cup of tea. Husband had the same concern, so we took a trip to the builder's state to have a tour of 3 full timber-frame houses, and 1 hybrid house (pre-fab panels with some timber elements). One of the full timber-frame houses was indeed quite dark inside, but I think it was done that way on purpose as the owner wanted it to feel like a barn. The other houses all looked great. We especially liked the hybrid one, which is a 2400 sqft American Bungalow (including the walkout basement). During that trip, we also found out that a custom full timber-frame house is not financially feasible for us. So a hybrid house kind of hits our sweet spot. The cape we are considering is a hybrid. Here is what we have so far. The office stays large due to the location of the timber post in the kitchen. The door for the walk-in closet upstairs should be okay, in terms of the ceiling height clearance, as the original plan has it configured that way too. Artichokey-I think a walk through would be useful and if we layout the closet right we should still have good space. I do not have a plan for the hallway. It has stuck out to me as wasted space but I haven't figured out a way around it. Thoughts? Back to the Garage again (it is what we continually hash over): We ended up with an L thinking it would maximize our space for views and keep it opposite the master br. There is a very large mature oak tree near the already cleared driveway (had a partial clearing when we purchased it) that we are trying to avoid cutting down. Maybe we need to entertain that idea but thus far we have been trying to work with it. The placement of the existing drive is fine - but it does mean the outbuilding will be on the north side so that is a constraint that we also have. Our main goals for the house are: living, dining, kitchen areas on the east and south master on the north or west preferably on a corner for 2 points of light/air flow When looking at plans it gets complicated when the garage is introduced because even if you reverse image the plan sometimes it puts the master on the south side and we don't want that. Living in MI - I can't get away from the attached garage. Totally spoiled and can't imagine not having it. The other issue is if we have a side load on the north side - you will not see the front of the house...and we are back to all garage again. We were hoping with an L company would at least be at the front when they arrive (which we do not have much company besides family anyhow). Here is a rough sketch (very rough - drawing, clearing is accurate but slope of driveway is not) of the land/existing driveway. It starts on the North side and is about at the midline where it ends at the opening of the clearing. We WILL have to clear trees to the west or front of the property. Again - trying to avoid cutting to the south to keep some privacy from neighbors and barn will be on the north. With fall here and leaves starting to change/drop we will get a better picture of where the cover will or will not be in the winter. We do have some pine trees mixed in and may have to plant more or a few blue spruce. I like the back by the porch so I'd want to keep that if at all possible.

KathyNY76, We looked at the option of a longer island and would love to have been able to do that. The biggest issue the width of the kitchen. If you look at GreenDesigns drawing, the door that swings open would actually only leave a few inches of space between the door and island. The current island is only 30" from the base cabinets as it stands now, hence why we are considering eliminating it. The issue is the drawings I posted show a little more room width wise than what is actually there. My apologizes for this. For a better sense of what I am referring to, here are a few pics reposted. This is facing the wall where the peninsula is shown in the drawings. The wall is not load bearing. This is facing the same wall from the kitchen. There is currently 30" of space between bottom cabinets and island. This is facing in opposite direction. We usually use this door to come into the house. So given the above, any changes in opinion?

Thanks guys, I actually really like the warmer tones as much (or more) as I liked the blues/grays. I think I started down a road and ran with it without thinking about the bigger picture. As far as pulls, I was thinking maybe just cup pulls, although I do like the ones that badgergirl posted too. We are straddling that budget so we'll have to see what is available with no charge. The bars were an upcharge so it was nice to make a choice that was less expensive for a change. I am hoping that the quarter sawn oak isn't too much of an upcharge, I went to look at just factory finish cabinets at Lowes today and do like the look of the grain. It is warm, but quiet enough. Sent my request to the cabinet guy so fingers crossed that all will come in on budget. Another question is do I paint the island a lighter color to decrease the darkness in the middle of the room or just keep consistent throughout. I am leaning toward the latter actually. Badgergal, I stole the lights from you! I loved it so much in your pics. And I saw the price, so it will be a splurge for me as well. They will be likely be a 2013 item, with a cheapo $20/per pendent fill in until my savings account replenishes. But I can live with that knowing what is in the future. As far as lighting, we have been pricing/thinking of this. Due to the dark color of the cabinets, this was a big concern of mine, lighting is everything! We currently have some recessed (6 of them) and an overhead over the sink. We are pricing the pendants over the island and lights in the glass front upper cabinets (total of 6). We cut the under cabinet lights in the interest of budget and in talking to people who said that they rarely use them. Maybe I should reconsider? How hard is that to add in after the fact if we decide that we need them later? We do have a window over the sink and then the bump out of the eat in area is virtually surrounded on three sides pretty much floor to ceiling with windows/doors, so it does get some natural light. Anyway, updated pic and I think it looks pretty good (although I am now thinking that the curve/bow pulls may be a better option seeing it in place - maybe less surface so less shine). Walls will need to be decided on, but that is an easy fix. Cookies will be forthcoming when I have a new oven that doesn't take the temp setting as a mere suggestion!

In the plan I have the master doesn't share a wall with a bedroom, and their is a hallway seperating it from the closest bedroom....

I just keep looking at the similar stock plan from Mascord and I wonder if I'm missing something, or if I will regret having all the bedrroms on one side of the house...

Can we see your plan?
Personally, I like to have my kids' rooms near me (though with some space separation--a hallway, a bathroom, closets, etc).

Or, have a flex space-- an office or large walk in closet-- that can be used temporarily for the first few years as a bedroom for the babes. After they are potty trained, it works to have them further away, but we are just getting to that point with 2 kids after several years.

I wouldn't not build a particular plan because there was only 1 private area of the house. In fact, I kind of like that better.

Interesting idea, I would have to plan some of them without closets though so they all don't get counted as bedrooms for my septic permits!

My ILs single story house from the 50s have 2 bedrooms on one wing and 2 bedrooms in another wing. They used the close-in bedroom for babies when they were wee then then the tots got kicked off the the children's wing as they grew up.

The close-in bedroom got used as the guest bedroom when the kids were all older.

Yeah, I think this provides adequate separation. The one thing I might do is move the middle bedroom door to the play area--opposite the other bedroom door, for example (depending on what is required to get furniture in the bedroom). This would allow equal access to that play area.
