GC fee questions

Hello Everyone,

I just had my budget meeting with my GC so I'm still trying to get my head wrapped around a very large number. However I have some questions about what is standard practice for the GC's fee on the build. Is it standard practice for the GC to add their fee to the total of the bill or just to select items in the build? Specifically my question is why am I paying a flat percentage 10% on the cost of the lot, and the permit for the city fee? I understand paying the fee on the labor, materials, as well as the subcontractors and such. I am certainly not against my GC making money off of me, I understand that he needs to eat also I am just curious if this is standard or not.

I think both are common. If they add their fee to the total it probably averages to a similar amount if they just selected a few things to add it to. For example,10% of the total bill can be the same as 20-30% of just the bigger categories. Look at the bottom line and whether you think its reasonable, not how they get there necessarily. That's my 2cents anyways. If the GC wants X-amount for the job, they are going to get it one way or another.

I have never in my life heard of a GC charging a % on the lot!! They are making 10% for doing NOTHING????

That's inexcusable for the GC to be that far off on the HVAC!!!! Seems s/he totally disregarded getting that info from an HVAC professional before hand(quoting you for house)! Is it actually a furnace, heat pump, etc? 1 story, 2 story?

From a completely unbiased eye I read sherilynn's post as genuinely trying to help you (or anyone reading this, for that matter) get all your ducks in a row. The more information you have the better. Think of it when one of your children is sick and you take them to the doctor: the more information you can give the RN / MD about your child's state, the better-informed and the better able they are to give you useful, helpful feedback. And the better you are to come back with "no, that won't work because of X" or "we've already tried that" or "okay, let's give that a try." No one knows your children better than you. It came across that sherilynn, as well as others, are trying to give you a firmer place from which to start. As you yourself wrote, there were (gross) misunderstandings on both your and the designer's part(s). Let's say you had a complete list, written, not drawn out via AutoCAD (and to be fair, no one was suggesting you master a new program, they were only writing that that was what they had done), of all you wanted accomplished in each room. Yes, you did walk the designer through your house, room by room, but even if it were all typed out so that you two could have checked them off together, you'd be part of the way there. No one is suggesting you don't intimately know your house -- you live there, after all! But the designer doesn't know it, and he (or even a GC) having your list would make it that much easier for them to come back to you with an estimate. I know you're talking about drawings / plans, but I'm following sherilynn's point. And she really does make many, excellent and highly useful points, maybe not to you right now but for the general point of remodeling / building. As I've written to you before, we are thick in our whole-house remodel and I can see the validity (and sanity- and money-saving utility) of her points. Back to the analogy of you with your children, no one cares about their welfare more than you, so it behooves you to go in to any meeting pertaining their well-being (choosing a babysitter, nursery school ...) having done as much of your due-diligence as possible. You and your family will be the ones living through the remodel and then living with the after-effects of said remodel, so naturally you'll want it to be the house / design you really want and which really works for you. It's true that you've asked many questions of this forum and received exponentially more replies filled with wonderful advice as well as real kindness. Everyone who has taken the time to respond to you is only trying to help you and your project, and many of us are bringing our own experiences and cases of 20/20 hindsight to try and help. I believe that is why you're here, asking for help? What you are undertaking is incredibly stressful. You have two small children and it appears you also work outside the home. ??? Plus, it is so clear given your posts that you are working really hard on planning this...

As others have said, if you own the land, then it's your land and you can visit as much as you want to. When I visit and know there will be people working, I usually take some coffee or food. It goes a long way in your relationship. You'll know when the basement has been waterproofed when you can't see the concrete from the outside. It should be covered in something black. Read online to learn the difference between damp proof and water proof, then talk to your builder about what they're planning on doing. Bare minimum code might not cover what you had intended. The two pipes on the exterior of the house tied to the drain tile might be bi-directional clean outs. It's a little difficult to tell from the photo, but if the vertical pipes are connected to the horizontal with a "y" rather than a "t", and they're facing opposite directions, then that's what it could be. Tough to tell what the other two pipes are from your picture. The PVC is a large diameter pipe that sits away from an exterior wall. This rules out sump pit connection since those sit close to the wall. It can be assumed that it ties to the interior drain tile so it might be a floor drain? Not sure what the thin one is but it looks like 1" copper with a fitting on the end? Do you know if the water valve is installed in the yard? Could be water. If you have plans to rough in a 1/2 bath, then judging by the pea gravel that appears to be in, you should see PVC for the toilet and sink sticking up. Ask your builder. You also don't appear to have any stacks for the other floors so plumbing probably still has to come in to lay the basement rough in and start the stacks. They'll also either have to dig under the footing or drill through the basement wall to connect to sewer, depending on your height differential. It's important to find out how high your basement is above street sewer tie in. Judging by the other houses, I'm guessing you'll be high enough and they'll dig under the footing to connect to sewer. Question: What's with the hole to get into the garage? Are you planning storage under the garage and using a precast concrete garage floor?

@Amber we are planning on granite in kitchen, hardwoods except bedroom bathroom and laundry, tile or carpet in those areas. Standard double sink and vanities in bathrooms. Plan to spend in our money in kitchen. Nothing too fancy but not a spec house either. Another question..... Several of the homes in the neighborhood were built to suit..meaning the GC owned the lot but the buyer picked the floor plan (any one they wanted, they didn't have to choose from a few certain ones) and actually did a custom build. The price broke down to anywhere from $100-$106 per sq ft and this included the lot that GC owned. We already own our lot so our thinking is we should easily be able to build for about the same price per sq ft.. Are we off base for thinking that?

For a contractor's mark up on the lot and city building permit, it means they must have done something that's add-value to each. Is that the case? Are you in a design-build or other sort of turnkey venture where the contractor provides everything, including the lot and building permit?

Essentially that is the case here. I found the lot and went to a builder associate of mine and asked if they would be interested in building us a house on that lot. I bought the plans for the house online and provided them to him. We were going to buy the lot and then have him get the construction loan, but he said it would be easier on the finance side to just have him buy the lot and at the end of the deal we just pay him for the whole thing. Which was fine with me, we gave some earnest money about $15K to show we had skin in the game and to get some things off of the ground. They presented the budget breakdown to us the lot is $70K and the city building permit is $40k. I see in the budget line by line how everything shakes out and I have no issues with what we are paying up until the end. The sub total shows everything including the building permit and the lot and then they add their 10% fee on there. Their fee at the end of the project is going to be around $40K for the whole thing. For a house that is going to be around $400K with their fee, I'm just not so sure those things should be included in the fee. I don't know how this all works so that's why I came to you good folks.

He is selling you a complete product, he can and should make money on the complete product.

ditto on that permit fee!!. That's outrageous!!! If the GC is charging 40k TOTAL for his fee, that is very reasonable.
millwork......Lots are sold at x amount.....WITH should the GC make an EXTRA 10%??

Sounds like the house itself is 250K (400-40-40-70), so the GC fee is exactly 16%of that. Otherwise it is 11.1% of total (360,000*.111=39,960)
I guess if the GC is carrying the financing on the lot and fees, then a finance charge comes right out of that GC fee. I don't know what sort of interest rate the GC has with a bank, but let's say it is 4%. The land and fees will be financed from the beginning, so a years worth of financing is $4400. Not figuring interest on any other materials/labor, this nets your GC (40000-4400=) $36,000. Figure that the averaged finance amount on the house will be about half of the actual house (2500000/2=125000) with a years interest of 5K. In addition, everything that I read on here says a bank charges 5% fee on each draw (125000*5%=)12,500 is what you would be paying in fees to your own lending bank not including interest. So figure some of this stuff in for how much you would be paying different to this guy versus someone justdoing 10% of house cost (250K*10%=)25K. You may be further ahead with tthis GC to let him finance the whole build. However, the house really is his until closing in this case. That would drive me nuts, but I have some control issues.
I hope my math didn't confuse you, and I will be happy to clarify it. My degree is in finance, so my instinct is to compare actual costs of one build to actual costs to another build. I am also assuming a 4% interest rate, which while close, is obviously not exact. If the GC happens to have cash to finance the build himself, he would be better off putting it in the stock market that putting gas in his truck and driving to work, so I am assuming bank financing for him too :)
