Question about floor plans

I am new to this site. My husband and I will be building a home on the Central Coast of California.

We have been searching floor plans online so we have an idea of what we want before meeting with architects. There are two things we don't like about most of the stock plans. First, they tend to have the garage right in front of the house. Second, from the front entry, most seem to open right onto the great room. Does anyone have suggestions of sites that have plans that are a little different - that do not have the garage up front and/or the great room in immediate view when you walk into the home?

The two sites I found most useful were: www.houseplans.com and www.ultimateplans.com

If you use the advanced search, there are tons of options. I totally agree with you with not wanting to walk right into the great room.

The reason you are finding so many front entry garages is that it takes a lot more land to be able to do a side load garage. Lots are shrinking. Especially desirable lots like on the water. How wide is your lot? What room would you want the foyer to open to? Traditionally, the DR and LR were the first two formal rooms that the foyer has passage too, and then the family room to the rear.

Thanks everyone. I was definitely leaning towards the equidistant columns plan. Holly, that's a great idea, but my concern with that is two fold--first, these columns are bloody expensive, but second, our porch isn't terribly deep, and if these are 18" x 18" at their base, it does not leave much room behind each column. Four columns would leave little space for chairs between the columns, and I'm afraid would look a bit busy. Thanks Autumn, we are thrilled with the little girl! But there are definitely some bright spots form the house planning, as well. Frankly, the plan we're getting is not clearly worse than the one I created, and in a few ways is better. And, had I not struggled over that plan and received acres of great advice here, I would not have known what to change about the plan to make it really work well for our family. Here is a cut out of the floor plan of the front. I know this builder has had problems with people copying this plan illegally, so I'm not sure I'm comfortable posting the whole thing without his approval. The plan is scanned a bit crooked, but assume it's straight (and I had to reverse the plan to match our house). I've drawn in the lines and measurements to the center of each 18" column base, the window, and the door. Off to the left is the garage; the room on the front right is the living room, and there is a 6' deep entry hall as soon as you enter the front door. See how I really don't think it changes too much to have the door move the door around--it might change the view through the sidelites and what you see when you first walk in, but I think that is minor compared to how the house will look from the street.

Interesting to see this thread float back to the top! Another thought or three about CAD: --Every CAD program has a steep learning curve--so a lot of early time is devoted to understanding the user interface; --When/as that curve is mastered, a consumer still doesn't know about building code requirements; doesn't know about minimal and desired shapes and spaces; probably doesn't understand stair design; etc--so many of the owner created spaces are often inadequate and/or unworkable; --Finally, most consumers don't have a spatial sense and don't understand the spatial implications of linking one room to another room in various ways--so the interior spaces and the exterior massing of the design almost always suffer, or are rudimentary at best. Reno's sketches (the old analog approach to design) have all of these issues inherently considered, as with the sketches and studies of all experienced and talented architects. Each of these sketches represents a strategy to address the various issues required for designing and building a house or other structure. These seemingly freehand, random sketches are akin to the thumb-nail sketches that artists do in their sketch books, exploring design, composition and later, as the design progresses, studying options for values and color. Design is an iterative process and in archtiecture the process involves a number of simultaneously considered issues: site conditions, code requirements, life style, budget, climate and energy options, etc. The list of issues is usually extensive. For an architect, those sketches represent thinking on many levels and synthesizing opportunities and constraints from all of those levels into what may look like a simple droodle (but is not). This is one of the primary reasons most architects understand that owner-derived floor plans (working by themselves) may actually do more harm than good, setting pre-conceived but narrowly formed expectations. I agree with Annie: Don't like an outside entrance to a bedroom. Why waste the outside wall space to a closet, when you could put your master bathroom there and have windows, fresh air and sunshine? As drawn, your master bath is a hallway. Don't like the laundry room next to the garage. Why isn't it next to the bedrooms? If there is a children's play area, apparently there are children living here - you REALLY need cubbies and lots of closet space for their garb. What state is this house being built in? Don't like open floor plans - no privacy or quiet at all, unless you go to a bedroom and close the door. Don't like having to go through a room to reach another room (children's play space to the bedroom).

eagledzines: I haven't quite gotten to the step of weighing my items yet. Almost there! Thanks for the tips on spacing the toe kicks and DW. About the sink cabinet: I suspected 36" would be quite tight as that's the minimum suggested size from the manufacturer. The sink itself is 35" and a bit so I did worry it made for a very tight fit and difficult installation. I'll rejig it and give it more room. nightowl: I will add that to my notes! That makes a lot of sense - it must be a pain to pull things out of drawers with high sides and backs. romy718: Ahh... right, the drawer weighs quite a bit too! Glad you mentioned that. I would NOT have thought to add that on. And, yes, of course, the dividers will add some weight too. Thanks for sharing that thread - I will consult it this weekend as I begin measuring my drawers. beachem: Thanks again for giving me detailed, specific info. It really helps me to understand how things fit together and the different options I have. Adding your info to my notes too... lots and lots to think about this weekend!

We have a large lot, with approximetely 3/4 of an acre of building area. Our home will only be 2,500 to 3,000 sf, so we have many options. We consider the garage to be the least attractive feature of a home, so we would like to place it in the side or back. Ideally, one would not see the garage doors at all from the street or front entrance. We are having trouble finding floor plans like this online. We hope to find some, so that we can show potential architects what we like.

It sounds like you might want a more traditional or historic-styled home?
The garage on our house is rear entry, and the way it is placed....our house could pass for a house with no garage! We wanted it that way to look old, like houses in an old neighborhood that might have had detached garages. Our architect drew it that way, but have you checked out some of the Southern Living house plans? They have some with more traditional layouts, perhaps with a center hall flanked by formal rooms...is that the kind of entry you want? A really grand foyer? Also check out some of William Poole's designs. I might be off base...but these are the impressions I got when reading your post. Good luck!

It would help to know what architectural style you would like as well. Some houseplan sites are more specialized than others. Also, don't discount a plan just because it show the garage as a front load--they are easily modified to become a side load.

Make a list of the features you like and don't like along with some photos of spaces you like and give them to the architect. Incorporating these ideas into a total house design that fits your site and suits your life style and taste is what an architect does for a living and if you chose your architect well, he/she should be very good at it. Giving an internet plan to a skilled architect should be like taking a sandwich to a banquet.

Bejewel - We are checking out these sites - glad to hear that I am not the only one that doesn't want to walk right into a great room (with the clutter that sometimes builds up in them).

Nini - Thank you for the suggestion about traditional style homes. We do lean towards a traditional style - only with a more open floor plan. We are considering a transitional craftsman style. We look forward to pursuing the web sites you recommended.

Mydreamhome - I appreciate the suggestion about side loaded garages - we have seen a number of those. Even when it is side loaded, we prefer to have the garage further back than the front of the house - seems tough to find.

Renovator - We don't really intend to take plans to an architect. Looking at various floor plans, however, helps us define our thoughts.
