They will do fine at a garage sale....IF you advertise and IF antiques are commonly sold in your area at garage sales. Ebay is a great place to look to find out what people are willing to pay. But if you are selling at a garage sale, you will have to advertise it well....don't expect someone to "shop", see the organ and say..."Oh...guess I'll buy that." You are getting lots of good advice especially from kellyeng, teacats and egbar. I had a fabulous realtor couple when selling my last home. We interviewed 3 full-time (don't go w/ a part-timer) experienced (at least 5yrs) real estate teams (2-3 people so you're covered ) who were good sellers in the area and who seemed to have good marketing skills. One team clearly was not up to par and we selected the best. They hired a pro photographer and paid for a stager to come in after we had things clean and decluttered and somewhat staged. I wrote, or tweeked, quite a bit of copy and made a sheet listing highlights of the property and recent improvements. That was well received by our realtor (who shared the goal of selling) and buyers. The realtor did a great job of marketing to other realtors and managing showings, feedback, offers, etc. We sold fairly quickly in a tough market. I have also sold 2 homes in more rural areas w/o a realtor but working with an experienced real estate attorney who provided me with appropriate forms for disclosure, offers, etc. Of course, I did all of the marketing. One was sold to a neighbors sister after we had an open house (not common in the area). They were not even looking to buy a house! I would expect your agent to do an open for agents and another general one shortly after listing even if it's not customary. I also made sure the house was presented well -- better than the norm. Clean, decluttered, and simple repairs and staging done. It sounds like that is what you have done and it should make your home sell quicker. But there is a time to say "enough" and get it on the market. It sounds like you are at that point. Good luck. Choose the best of the lot, don't sign a long listing so they will have to continue to earn your business, work with the agent on getting marketing set up then let them do their thing.. Mutual respect will go a long way to achieving the end you both want--a sold house.

Taxes vary by state, and possibly town and county. Any local realtor will know the answer. You can expect to pay a realtor's commission; though while 6% may be standard, sometimes you can negotiate for la lower rate. There are low cost or discount brokers that cost less, but then they DO less. You could sell it yourself for no fee, but then you'd have the costs of marketing, advertising, fees to get on MLS, or FSBO listings etc. Plus you'd have the not insubstantial work of showing the house. In addition, your legal expenses might be higher, as you would need to lean on your attorney for more than simple contracta review. No matter which way you sell, you will have some legal expenses, if only for drawing up the conveyance documents (deeds). Then you will, perhaps, have some recording fees, or local taxes. If the house is your primary residence, and has been so for at least 24 months of the preceeding several years, you should not have any income or capital gains taxes, at least for the Feds. (If you have owned it less, there are some special circumstances where the time limit is waived.) States may vary. Depending on how school and property taxes (or other local assessments) are collected, you may, or may not, need to prorate them for the portion of your taxable period and pay that portion at the time of closing. This depends on whether your taxes are prepaid for the upcoming period, or are collected after the fact. This varies from state to state. You will also have the likelihood of some fixing up costs to get the house in top shape. HTH, Molly~

If you're not in a screaming hurry, maybe follow a few good local auctions to see what $ similar tables are getting? Talk to local antique dealers, but imho and imhe, they're all hurtin' as brown furniture isn't fashionable and they'll pay you peanuts because they seem to be stuck with stuff they paid big bucks for 30 years ago and won't let it go for a song ... I'm not entirely sympathetic to their predicament!! How about seeing if you can list them on 1stDibs? It's super high-end, beautifully curated, outrageously high prices if you believe the claims! Isn't there a listing for reputable antique dealers in the US? There is here in Canada. Google is your friend, no doubt. I'd be interested in the Baltimore one myself, but I'm guessing you're nowhere near Ottawa, Ontario, Canada? Or Frederick, MD?
