Comments to our bath renovation plan..pics..

Any feedback on this plan would be helpful. Below are diagrams of our current bath and plans for a new bath, which weÂll use an extra bedroom to accomplish. A couple of items limit us in our design. First we want to keep the toilet in same place if we can, but definitely need to keep the wall behind the toilet there because we have an upstairs bath right above this one and the waste pipe comes right down that wall behind toilet in our design and if we remove all of that wall, weÂll have to move that pipe. We can and plan to remove about Â½ of that wall, but plan to leave it behind current toilet and want to leave toilet in same place.

Another issue is that we want to do away with so many "doors." We have 3 doors all within a couple of feet of each other on this small landing that sits in front of the current bathroom and the bedrooms that flank it on both sides. With our new plan, weÂll eliminate a door on the left and on the right and the one in the center will be moved over to the left a bit and be a pocket door. The walls on the top, left, and right of the plans are all outside walls.

WeÂre also leaning towards a shower pan that is not tile, but something solid. That has been the subject of a couple of recent threads lately. I see some preformed pans, but not too many that are custom. WeÂd want a pan that is roughly 45 inches by 66 inches with a 25 inch curb to the left of the long side. Is this possibleÂwithout spending over $1,000?

Do you see any problems with this plan? Have any other ideas or suggestions?

BTW, anyone seen a thread on pocket door installation?

New plan: In the new plan, we donÂt plan on having closet doors. Those lines in front of the closets are part of the measuring line from the design program I used.

You're probably going to take a hit by eliminating a bedroom, no matter how nice that new master suite is -- particularly since the remaining bedroom looks to be pretty tiny.

SLC,

I'm not particularly good at this, but I see now a "sink corridor" with 3 niches and no sense of the bathroom as a space, although you have plenty of SF. Why not move one of the sinks under the left window and switch the shower and the smaller closet?

Thank you for all of the kind comments. I was negligent in my original post for not acknowledging the hundreds of posters who helped me throughout the entire process. This forum is a great resource and made the project (our first bath remodel) much easier. I hope I cover all of the questions here. The train rack and magazine/paper holder are both from Pottery Barn, "Mercer" line. The BainUltra air tub is the Thallassa 60. I was tired of not fitting (I'm 6'1") in our old 60" tub so the 72" Thallassa was an easy choice. Many of the 6' tubs are 36" wide, the Thallassa is only 33" so it doesn't eat up the entire room and is plenty roomy. We love it. The walls are Benjamin Moore "Montgomery White" (HC-33). The name is deceiving, it's really a very pale yellow, nothing white about it. As for DIY? None of it, other than design. I have many skills, home renovation isn't one of them. I fortunately have a contractor who did every phase of the project, rip out, carpentry, electric, plumbing, tile and paint. I purchased all of the material except for the stuff behind the walls. Looking forward to starting our downstairs half-bath!

See, I'd just tell my DH that he could enjoy the sunrise while he's doing the laundry rather than while he's making coffee! ;) I kind of like the look of latest rendition, but I'm not loving the function. Leaving the laundry in the MBR would kill it for me. I know you don't mind it, but I can't imagine that it wouldn't be a sticking point for some potential buyer down the road. It would be for me. The issue raised earlier about kids having to come in the parents' room to do their laundry as they got older would be even stickier with the addition of another bedroom--i.e., room for a second kid with laundry needs. Could your stackable W/D fit in that closet area in the mudroom? Also, how will you use this desk? Will it become your home office space? If not, it seems like it would become a clutter magnet, ruining that nice view. I still prefer the rendition above where you reuse your sink and five-panel door. I think it makes the space far more useful in a house where useful space is at a premium.

Laundry, Master bath, and Master closet renovation - Input requested

I'm with Enduring in that I would prefer the space given to the closet instead of the toilet. In the last house, the toilet in the master was crammed into a tiny space shared with a tub/shower combo. Really, really disliked the space. Would traipse down the hall and use the other toilet. (I used the shower in the master only one time in all of the seven years that we lived in that house.) Also, I would not put a tub in but that may be just me. (The house already has one tub.) I would much rather clean a shower once every six weeks or so (we squeegee after a shower) than have to clean the tub (bent over and on your knees) every single time it is used. Tubs use a lot of water vs the lo-flo shower heads. But, if you love tub baths and routinely use a tub to bathe, that's another story and you'll want to include it in the remodel. (If you're thinking a cast iron tub, the floor framing will probably need to be beefed up.) Not a huge deal since the ceiling below will likely be torn out anyway for the plbg. changes. The other thing I see as a problem is the door opening directly in front of the vanity. That is going to be a pain if this is a shared bath and someone else is standing in front of the vanity.

I would want my sink close to my toilet. How open do you want the new bathroom?

jbjust..I know I know..but we'll still have 3 bedrooms in the house...so we're not really concerned.

downtowner and saskatchewan girl...thanks for your comments..but we need mirrors on the walls above the sinks..so placing sinks in front of windows doesn't really work... unless you see another option I'm missing...also, those windows are low...about 25 inches off of the floor..I'll be lucky to get a tub in there...

Thanks for the diagram...but I don't want to loose any closet space...We really do need the extra closet space...we have an old house with little to no closet space...

I drafted so MANY plans...I was trying to keep DH and I from bumping into each other ...it's only us two but we get ready at the same time each morning. So the plan we have has one person using sink with their designated closet area behind them and the other one using the other sink and their respective closet area behind them and both can stay in that area getting ready..also, moving the sink in front of the toliet would work...I will reconsider that...the one reason I hadn't put it there was that it made it more private that someone could use toliet and another use the sink right on the other side of the wall.

I will revisit.....I'll be lucky to even start this project this year...I can't nail down my floor plan!

The niche where the tub will go seems odd. I also would consider making a doorway into at least one of the closets. You don't have to put a door if you don't want one. That will give you more wall space which is needed. Maybe you can figure out if you can combine the closets into one walkin. Finding more wall space will increase your options.

I think itÂ´s a bit awkward to have to go through the bathroom to get to the bedroom. IÂ´d keep the door into the bedroom and then a door going from bedroom to bathroom. That also gives you more wall space.

I havenÂ´t seen a thread on pocket door installation, but we put one in and the basics are as follows. The pocket door comes with its own frame, so when youÂ´re framing the wall, you put the top and bottom 2x4s in but no vertical ones. You then slide in the frame and attach it to the top and bottom frame. Drywall over that (use short screws!) and then attach the door to the frame via the little hanger things provided with the kit. Ask if youÂ´ve got more specific questions.

Onyx makes custom solid surface shower pans, but donÂ´t know what theyÂ´d run. Our 60x60 neoangle non custom was $1200. onyxtops.com
