Would you camp here?

I have 24 acres of land in upstate NY that adjoins 100+ acres of conservancy land with trails fishing and a river on it. No hunting though. My property is the side of the mountain from bottom to top, so hill with several flat spots, kind of terraced. No electric or anything. 4 wheel drive only, we always hike in, though there is a road. I am thinking of putting one of those little cabins you see at campsites on it and renting it out. Around here hunters would probable rent it more, but I was thinking of some day having maybe 4 cabins and renting them out to campers and hunters. My husband says nobody wants to hike in to a place like that. I dissagree. What do you guys think?

Why don't you post some PICS of the site. I and my friends go camping in Hancock area every year. Where exactly is your property?

Well, right now it is heavly wooded wild land. It is on the Schoharie-Montgomery County border line, near the Schoharie river. We have our own tent camping spot, and are deciding what to do with the land. I was just wondering if anyone thought it was a good idea to put cabins on it and rent it out. Kind of a wildlife campground without many amnenities(sp?). Would someone actually pay to camp there?

This latest, new plan isn't bad at all, but I think the old hutch is prettier. I agree with Sweeby on the overthinking thing, specifically about the part where you're wondering about foci and symmetry. Let's leave the analytic geometry in the schoolroom. ;) What you're saying about things to focus on is that your kitchen is going to be so stinkin' gorgeous that everywhere someone looks will be a beautiful prospect? Try opening a thread on that problem and see if you get any sympathy. (Sorry, couldn't help teasing... I do know what you mean, but in a space where people really do face in all kinds of different directions it's a non-issue.) As to the symmetry, the enforced assymetry of the large, different color hutch and the narrow white toasterish thing helps to offset the enforced symmetry you have elsewhere and make the space more organic and less mathematical. (Well, organic is really mathematical too, Fibonacci style, but I'm not about to start doing numerology on your hutches...) Re how much stuff you have: There's one of those corollaries to Murphy's Law that says, "The amount of stuff to be stored automatically expands to fill the space available in which to store it." Or else things get spaced out farther. My friends are always amazed at how much more I can fit neatly onto their shelves than they. Sometimes you have space and make beautiful arrangements. Sometimes you just get it all put away. ;) Re the overhugeness of the hutch. Toddlers. Toddlers inevitably become taller. They sometimes become very tall indeed. Perhaps when they're all at least moderately tall, like my mother did when we grew, you'll get "good" kitchen dishes. That you want to put in the hutch. Or you'll put the old, yucky ones in the hutch for your tall not-toddlers and their taller friends. Drawer storage is great for some people for dishes. For me it's a bit low, and I'm not even all that tall! My dishes are going up. So while you might not imagine it now, think about the ravenous hordes that will be blowing through your house in another ten years. When they've all left home, and you don't want to reach up for any daily use stuff, think about all the hand print dishes, my favorite grandma mugs, and lumpy first tries on a potting wheel that your kids and grandkids will bestow upon you, and which you'll want to see, but not necessarily in your front room, and that will make you happy but might not make you want to use them. Yep. If you really want the skinny hutch because of your love of skinny hutches, go for it. But I think your kitchen likes the big contrasting hutch.

I would not let anyone talk you into leaving that maple where it is. I'm overstating the point to make it so please don't be offended - but it looks ridiculous there. It would be one thing if it were rendered insignificant by other mature trees in the yard, but as it is your major tree, to have it two feet from the foundation is simply absurd. And if your neighbours complain about your insensitivity, ask how much they'd like to contribute to the replacement of your foundation, which will be losing its battle with the tree shortly, or if they're up for going up the ladder to do your quarterly eaves-cleaning (the brain wards are full of people who have fallen off their ladders cleaning their eaves). And offer to buy them a maple just like it (get it identified on the maple forum if you don't know what kind it is) to plant in their own yards. In particular given the work you are planning on the house, you can be entirely excused - the tree will be horridly in the way, and it may even die. A convenient excuse - use it! Do talk to them in advance if you know they feel strongly, but it's your yard, not theirs. Karin L PS, I do like your fake closed window. PPS, I have raised two kids in a house with old siding covered in old peeling paint (and then there is the inside). Neither one is precisely mentally handicapped. I think throwing siding away to protect them from lead is thoroughly misguided. Other reasons to throw it away may be valid, like rotting and the paint won't stay on it (though I quibble with that diagnosis). Not to say you shouldn't do what you have planned, but just to be clear on your reasons. PPPS, if you put the siding for free on craigslist, you might not have to take it to landfill.

Where would you plot 4" recessed lights here?

For a total gut job, many more questions arise regarding the layout and choices made. And without a good scale and questions like how much space is around the table and such, all I can say is in general, recessed lights should be placed at the edge of counter when 12" uppers. With deeper uppers/tall cabs/ref they can be placed 12"-24" away depending on how the kitchen is layed out. Sink can go centered over or be in-line with adjacent counter lights. These lights are for kitchen functions, meaning they light up the tasks for the counters and inside the cabinets. They are not typically to light the floors as there are no tasks there, however, if you have a doorway and dark area they can continue the counter placement pattern. Undercabinet lighting can supplement these tasks, but it is mainly for accent of backsplash.

Yes, you know you can advertize it as goat/lama/donkey hiking packing trips. You could make your own little maps with small trail head markers or leave it totally overgrown. There are lots of people looking for quiet outback type places that doesn't attract a lot of visitors. The marketing is key so you don't bring car campers. Just serious hikers or animal packers. I belong to packing web sites and this type of thing is always a "great" find. You can start by just putting a few camp sites, with garbage pick up. Keep it on reservation only and advertize the wilderness aspect.

snycal, thanks for the reply. I am struggling with alot of the fine points of this. I feel in limbo between the average campsite that has car campers and a wilderness campsite that is not as popular and there is not alot of info. about. Like what should the campsites look like, should there be designated areas or let people camp where they want. How much do I charge. What about liability. If anyone knows of anyone who has a wilderness campsite, let me know, I would love to talk to them. Here is a link of what I have come up with so far:

Lisa, Cool thanks. One major "discussion" my husband and I have is we both work full time jobs and Camp is almost 30 min. away.He doesn't think we can keep running out there to check on our guests. I reminded him of all the state spots we have camped and nobody had been in or out in weeks. What is your thought on this. Can "real" campers handle most of it on their own or do they need us there to handle all the details?

Hey, I have some real positive results. I don't know if anyone has contacted you through your website but people reacted very well. The biggest concern because I only listed on animal pack group lists is hunting, all terain vehicles, and other dogs. I suppose this would need to be worked out. You could easily do that with reservation only during hunting etc. Then you could monitor who is on the property and when. The animal pack groups always pack out there garbage, its more of a luxury thing to leave it for pickup and this would go along with the added fee for using your property. Lisa

Lisa, no one has contacted me yet. Do you have a few favorate places you like to visit? I'd like to get an idea how they run things. We were at camp this weekend and will probably go back next weekend with the canoe. It is so peaceful there. Oh my phone is out, so I wonder if anyone tried to call. Reservations will be needed for sure. There are a few neighbors with dogs and a horse farm at the bottom of the mountain. We just bought a farm tractor for the land, but right now there are no ATV's.

We also were going to purchase some upstate land & put a cabin on it. The idea was nixed when we found out that poachers (fishing & hunting) find empty cabins, break into and ransack them. With you 30 miles away, you can't watch your property on a daily basis and would need to hire someone, like the neighbor at the foot of the mountain, to watch and be held responsible for things. Although it's a good idea, it's probably not practical in current times.

I have lived here for 30+ years and know many people with cabins, and have never heard of anyone breaking in. We did have people take our posted signs down. We have a camping spot where we leave all kinds of stuff all winter long and nobody has touched it. Could be futher upstate that stuff might happen, but not in our neck of the woods. Could also be a rumor started by locals to keep "city people" away. Anyway, I am not concerned about it. There will be a cabin put up for our use and maybe for rent someday.
