Cherry Brandy Rudbeckia
Comments (23)I've got 4 seedlings from about 20-25 I sowed. I used the best dirt. I watched the moisture and made sure it didn't dry out. They were in dappled shade and have been through several 85+ degree days. They should have germinated by now if they were going to. I'm not impressed. If they're late, fine, but to not show up at all, they shouldn't have made such a fuss over these things when they released them. My R. "Autumn Colors", R. "Green Wizard", and seeds I collected from various sources have all done great. Even my echinacea are up and planted out. Echinacea paradox is almost as large as the ones coming back from last year. My cherry brandy seedlings, I have to get on my knees to make sure they haven't rotted away....See MoreKnow anything about double ortolani?
Comments (2)The ortolani sign means there is hip joint laxity, a predisposing factor to degenerative joint disease associated with hip dysplasia. It is great that your friend has a vet who is familiar with both the test and the TPO surgery. Unfortunately I know that the surgeons here prefer to do the surgery at 6-16 weeks of age (sometimes they push it back a little bit, but not to 18 months for sure), because they feel there is limited benefit after that time. The surgery consists of breaking the bones in the pelvis in such as way that the head of the femur fits better into the hip socket. Well, that's the short version anyway. But if the bones are not growing the conformation of the hip is not changed drastically enough to prevent signs of DJD and hip dysplasia. Also dogs that already have any radiographic signs of DJD are not good candidates for the surgery, which is why they are usually very young dogs. The radiographic signs of hip dysplasia, including DJD, are usually apparent much earlier than physical/clinical signs such as pain or altered gait. It is very possible that since last year they have discovered that doing the surgery later is still beneficial, but I haven't heard that yet. Hopefully for your friend's dog is a candidate for the TPO because it seems to be the best option, and the only one (besides breeding non-genetically affected dogs) that is a preventative measure....See Moreplease review my kitchen design - not urgent but hope to hear
Comments (23)As requested earlier from Davidro who wanted to understand traffic flow, below is a whole house "sketch" which shows our first floor layout (upstairs is only a loft) and second diagram is where I'm at with regard to kitchen design after input from you guys and after Ikea consultant/designer who was at my home today gave as far as cabinets fitting. Also, from the earlier discussion, I had some confusion about whether I could relocate the washer/dryer to the hall. The contractor who visited today didn't have any problems with the relocation. It helps a lot that our foundation is "pier and beam". Moving plumbing around is a whole lot easier. New location of washer/dryer may be a bit claustrophobic in the hall way outside the bathroom but I only do laundry a couple times a week for short spurts. I'm in the kitchen a whole lot longer and since the relocation of washer/dryer is the only thing keeping me from having the kitchen layout I REALLY wanted from the beginning (barring the fact the pantry has gotten quite a bit smaller), I am a happy camper. I'm going to lie low a while and get our bathroom done and maybe a roof before I come back with any updates on the kitchen. And for anyone who is in doubt, the Ikea prices for all cabinets is half of what price was quoted for Innermost cabinets by Home Depot. And the Ikea quote includes several of the appliances though I'm not sure yet if that is how I will really go. But cabinets -yes - their prices are too good to pass up. The money we save can go for the bathroom we're getting that has a curbless shower, and several other expensive details which Ikea can't help us out on. I'll still be listening but hopefully everyone can see the aisles around the island are considerably wider (maybe even too wide with my feet problems). If I need more pantry space, I'm fairly sure that several of the drawers in the main part of the kitchen will not all be used so I can use them for pantry space spill over if there is any. THANKS AGAIN (though I will definitely be back - still need to pick out countertop/backsplash/flooring/hoodOverCooktop and make decisions about appliances..) And since I haven't marked it well, let me explain that there are upper cabinets on either side of the cooktop and also to the left of the fridge. No uppercabinets on the sides of the "cleanup sink" with the large 6 foot wide window. Think I may wait until kitchen is done and probably install some open floating shelves on either side of cleanup sink - more for esthetics than function but I think I can wait until the last minute for that. (Maybe even some art work...)...See MoreBuying a high-end apartment near train tracks?
Comments (42)Re: "There aren't any new developments that even come close in terms of architectural quality in our city, and neither in terms of pricing." That tells me that the proximity to trains has been already figured in to the price, which means that if its a nuisance a buyer can put up with it can be a great way of getting an otherwise great place in an otherwise unaffordable neighborhood. Sounds like you did your due diligence and decided to go for it - pls report back once you are moved in and tell us how it's working! I bought a house immediately adjacent to tracks after thoroughly checking it out, incl calling them and asking if they used herbicides. They didnt - they mowed. For about 5 yrs anyway, then they started doing massive amts of herbicide spray which killed off entire trees and half my yard, - needed to file complaints w/ state environmental regulatory agency which got them to reduce but not eliminate the applications. Im planning my exit strategy, moving as soon as I can. Too bad, cos I otherwise liked it and the noise didnt bother. In my price range, I cant get the perfect house so the question becomes what I can put up with, and what I cant....See MoreJasdip
