any idea if it is feasible to live in the greater Columbus OH region.. and not have to deal with the native OH clay???

how far away would you have to move?????

I have no idea... but I'm in the Dayton area (SW of Columbus) and we have terrible clay...

Hosta love clay. My soil is closer to sand than clay. I'm south of Akron.

Boy Oh Boy!!! Everyone is spilling their jaws on me! And Your right Thinkdirt,I have a tool pouch equipped with hand shovels and pruners and loppers and well you get the picture in my car.(Just in case Sue is with me!LOL) I remember for Valentines Day one year -While all my friends were getting Chocolates and Flowers- I got a Army Folding Shovel.(((Grins)))! I thought it was cute,And I loved it. And Sue ,You shouldn't have warned JoAnn,Now she and everybody else is on to me,!!I really just love you guys to death and Cherish any and all road trips we experience together.What fond memories we are gathering in my old age!!!LMBO(BUTT)!!I'm looking forward to experiencing alot more road trips with you both in the near future.(As long as you two think you can handle it. (ME)LOL!LOL!OH And ---- I never minded getting lost (As long as I had plenty of gas) I never minded running out of gas(As long as I could laugh about it)(And had a cell phone LOL!)(And JoAnn was with me) And I never minded asking my friends to dig up plants along the roadside,As long as my friends(SUE) don't mind.(BIG GRINS)!!! But darned if I didn't mind missing out on the Greatest Lowes Sale Fourpaws found and hit BIG!!! on!!LOL!LOL!! I'm Still licking my wounds on that one!!!

Has anyone built with Diyanni Homes in Columbus, OH?

We started our build with Diyanni March 2021, framing good went well, drywall installation went well too We started seeing problems with our skill trades/sub contractors. Our color selection was wrong (inverted), when I attempted to ask them the response was, well you looked at the color sheet and there is nothing we can do about it. The estimated time to move in was so far off (we were told the house would be completed somewhere between the 2nd week to the end of September) so with that estimate, we sold our home and then paid the increase in price after signing the original contract agreement (YES, the price increase 15K after we begun construction), and we opted to stay in a rental for the month. The month turned into 2.5 months and we didn’t get the keys to the house until october 31. And even then we recieved a temporary permit. It was a complete and utter mess. The plumbers didn’t hook up our suppump and our basement took in water and the electrician( nice guy) has been the hardest to get a hold of to complete the extra’s we paid him for. So while new construction will have it’s share of problems, when you are dealing with sub contractors that you don’t get a chance to vett, there is little accountablity without your PM or the people who hired them keeping watch that the product is done correctly. So a word of caution for ANY builder who doesn’t do everything themselves with employees. I will add that we also had Jeff H on our project and while he was very busy, and he dropped the ball sometimes, he did try his best to recetify things. Was he the best ever, no…but he did try to have empathy and just flat out told us some of our issues were due to COVID, material shortage and just finding people who will work. I would hire Jeff again, but I would make sure to stay in constant communication as he doesn’t like buildertrend, which I use to document every issues in case of legal ramifications.

Thanks Cathy and abbisgram! Here is a pic showing the roof being put up. You can see the two hinged locations on the roof. I didnt see this being done, someone else took this pic. Getting it up my 275’ tree lined driveway was not completely smooth sailing. They had to take down some trees and some of the lowest shingles on the right were damaged/had to be replaced. They also had to take out part of my fence nearest the house(see above pic). The guy in charge underestimated the amount of trees/branches I needed to cut (and fence I needed to remove). No big deal, just sayin. Overall extremely happy so far. For those interested, I believe the breakdown was about 133k for house (delivered) and 11k for foundation/prep work. Prep work was a bit more bc despite me adding a bunch of fill to footprint of house (leeches live in my “soil”, and I have a vernal pool (and spring peepers!) that lasts until aug/sept, last house was rotted at bottom, it was toooo low) they ran into the footer of the previous house. I also will need to pay about $32/foot to bring natural gas line down street and possibly up to house. Hoping this will be under 2k but could be more. Better to pay up front and save $$ long term.

I'm in Cincinnati and we too, have globs and globs of clay. Maybe you have to cross the Ohio and go into Kentucky to be free of it.

I am in Urbana (look above Springfield) and I have no clay. I have never seen any around here in any of the fields either. So I would say the answer to the question is 50 miles.

We have lots of clay here in northern Ashland County, about 45 miles south of Lake Erie.
Great for ponds though.

Ha ha! ***LOVE*** my tiller to help deal w/ the clay!
When making new beds, I till down @ 8-10 inches, get rid of some of the big clumps and mix in top soil, peat, and mushroom compost which I mound up.

Groan--100% pure clay in the Dayton area! Either it is so squishy and slimey after a thorough raining or hard
as rock, and in our case, filled with rocks! We're about 73 miles (very slightly south) of being directly west of Columbus!

Why do you ask---wondering about Wade's successes or contemplating moving your *hosta harem* again?

i am not moving ... and if i did or had to ... the hosta would stay or be sold..

HEY DAVE! Color Parade is holding up great! God, I love the streakers :-) Great to see you posting again too!

Ken, if you do ever decide to move and sell off the collection, you'll have to let all your internet hosta friends know! My hubby has family in Michigan, and we drive past the Adrian exit off 23 when we go to visit them... I'd be up for a visit to Ken's for a hosta sale!! Actually, I'd be up for a visit to Ken's just to view his fantastic collection!!

Janice, Clay is wonderful for hosta.

We went thru the clay and amending question last year when I checked out your source of compost. All you need to do is place organic matter on the surface and get out of the way, the soil will take care of the rest.

Report back next year on the area where you used the compost and I'll offer it will be doing well in your "groan" clay.
