Nice digs you're building for yourself, love the rustic look ... also nice location on that bit of a hill ... soil looks good too? THOUGH, I have to say that I don't envy you and all the headaches that go along with building and moving all your belongings and of course, those dang plants! ... I know all too well, been through it all this past spring, and there's still lots finishing work on the house and the yard requires major landscaping ... but, I LIKE that part!

Try to enjoy things ... even if at times it becomes frustating and expensive!

We have Geico. We'd been with our previous insurer for 13 yrs and never had an incident until a young woman ran into the side of my husbands car. Even though it was her fault, she filed a lawsuit against us. Our previous insurer was so inept about how they handled this, that we knew we didn't want to count on them in the event of any other problems in the future. One month after we switched insurers, we had to take our van in for service and borrowed a loaner. We did not buy their optional insurance because the van had complete coverage. We were at a red light and an elderly woman rear ended us. She also had Geico. Geico did just what we hoped they would. Paid for our medical bills and settled the costs with the rental co. The work on our van wasn't finished so we had to get a 2cd loaner. We got the additional coverage anyway just in case our own insurance might not cover us if any other accidents turned out to be our fault (instead of the elderly lady's). It seems odd that even though your truck didn't have collision coverage, the loaner should of. It seems to me that the dealer should be required to have full coverage on this loaner regardless of who is borrowing it. How old is the loaner? Bet its 'young' enough to qualify for collision coverage. I wouldn't let the dealer off the hook. I'd tell them that this loaner should have been insured regardless of who was driving it or what your own personal coverage was for the truck. I'd tell them that if they can't work something out, that you are going to talk to an attorney or the state attorney general and see what they have to say. Especially since they can't seem to figure out what is wrong with your truck.

We are in the middle of a "refresh", and I have to admit that I'm finding myself wishing that we had just basically gutted and started from scratch with a kitchen designer leading the way on all of it. Mostly because for what it's costing in the end, doing it that way probably wouldn't have been that much more expensive (isn't that how it always works out). Specifically, so that I could have had higher quality cabinetry with big lower drawers instead of cabinets. BUT, I'm quite certain that I'll be thrilled when we're done. It's more that we're at the 'starting to see it, but still a ways to go" phase.

This kind of issue is why home buyers should have an inspector that is working for and answerable to the buyers do an inspection of any home being considered before closing. Hindsight is 20-20. Hope you did get a good price. Not a lawyer. Do suggest (just common sense), that you check your paperwork and then check with your closing attorney to see if there is an "out" -- likely not. Might consider getting an inspection before you invest heavily in the kitchen because you may well need to fix something else before getting the kind of kitchen you really want. You should certainly be able to buy a free standing stove and new refrigerator, either of which you could take with you if you do move again any time soon -- if you're sure the electrical wiring is safe. Once you are sure the house is safe and know all the repairs needed, then talk with your mortgage holder and see if they'll lend what is needed to rebuild the kitchen -- because you do clearly need to rebuild the kitchen if you're keeping the house. You can always keep the innards of the cabinets and any of their features (hardware, etc.,) that you like and reuse them. The rest could go (temporarily) in the garage or donated to Habitat for Humanity for someone willing to reuse them if only in a storage shed. Before rebuilding a kitchen while you're living in the home, consider building a kitchen in an adjoining space IF that is practical -- such as if the wall with the plumbing supply lines and drains is adjacent to the adjoining room (perhaps a breakfast nook or dining room or family room. On graph paper, draw, to scale, the floor plan of the kitchen, showing all windows and doors and doorways and indicating where the sink is and where the wiring for the stove and refrigerator is located as well. Is there a budget issue -- is this to be a DIY project? IF you cannot get funding to get your kitchen rebuilt by a pro immediately -- if you are willing to rough-it until you can afford to actually redo the kitchen properly -- there are ways to use the kitchen without paying for a lot of cheap stuff you will want / need to rip out. It's not pretty but it can be done.

It's hard to tell from the photo what shade of cream your house really is, it looks almost white so depending on the cream, the scheme below might work, on the sketch it's white with black trim, black windows and doors. I find the shingles a bit busy and show below the same style in shades of grey. You'd have a more modern look without the shutters but I find the shutters enlarge the windows that otherwise would look a bit lost in the space. I suggest you cut down the shrubs along the porch so that we can see the house and porch. Some flowering perennials along the house on the left would be nice as would a short boxwood hedge in front of the porch.

House is WOW! And here I thought the conifers were going to be the main attraction.

Well, come to think of it, it's conifer wood, isn't it.

Plus the whole property from standing on the west deck looks like a bowl with rolling curves. Behind the house I have a smaller section of gardening space and directly behind that is a huge valley. If we dug for water between my neighbor back there right in the middle of that valley, we'd have the largest lake around. It's really an immense "hill" on both sides. But, I need to grow a few million trees before that happens... and I plan to. I'll be growing ~grafting~ rootstocks as my marketing catchphrase as well as other seedling trees and possibly shrubs sometime. Gonna get a website together and also link it to ebay. First crop going in this fall!

Dax: It's beautiful, but you know that. It's funny - you are building a rustic house in the wilds of Illinois (there are wilds in Illinois?) and we just built a contemporary beach house on the lovely, balmy Chesapeake Bay.

Despite differences in style and location, our houses are similar in many ways - we have decks, deck, and more decks with views to die for, regardless of the time of year. Winter is splendid here. Our houses are open so you bring the outside inside.

From a purely selfish perspective, I hope you go forward with your plans to grow and sell quality trees and build a website to market them. I built several websites over the past 10 years. Our flagship website has tons of good content available at no charge. The website and an online newsletter are ways to market our products (books and training instead of trees but the principles are the same).

Because the websites are successful, we are liberated from having to live in a city. We have 5 acres of land that is essentially treeless, so I am in the market for trees big time. Today, I bought bald cypresses and Nuttall oaks on Ebay. Fairly small but a good size to transplant next month. There are lots of people like me so keep that idea.

You value quality. If you can teach yourself how to market quality trees, you will do well.

Thanks for sharing the photos with us. We'll be waiting for progress reports and your first crop.

Congratulations Dax! Beautiful house and land! We started from scratch on undeveloped land 4 years ago, and although it is back breaking work that sometimes seems endless, it has been immensely enjoyable and satisfying. I hope you enjoy the process, and wish you all the best. We'll look forward to periodic updates. Kim
