Meyer Lemon: Pest, Fungus or Disease

These two photos were taken in October of 2008. This Meyer Lemon tree is yard grown in Orlando Florida and is about three years old. It has has aphids and scab before but nothing like this. A dark blemish starts to develop on the bottom of the lemons. Once the hole opens from the underside of the lemons, they typically rot from the bottom up very fast and fall to the ground the the upper portion of the lemon is free of any blemishes. This is affecting over 30%-40% of the tree. The tree has always produced very well and the same goes for this year, however, with the disadvantage of the mystery ailment. Can someone please help with a diagnosis and possible solution to this citrus problem.

I have always followed a four-times-a-year fertilizer program and maintain good weed control under the canopy; no mulching. The fruits that are not affected by this affliction are, nevertheless, very good as they always have been.
