Comments (13)I don't like the location of the powder room for two reasons. One has already been mentioned above. The other is that, if doors are left standing open (and they ALWAYS seem to be left standing open at the most inopportune times) anyone sitting at the middle seat at the kitchen bar has a straight view of the toilet. You don't mention where you'll be building so maybe this isn't an issue for you, but I don't see any closets or place to hang wraps near the front door. Are the small boxes labeled storage in the laundry room, meant to be cubbies? If so, I'm wondering if there might not be some way to rethink the laundry/powderroom area so that the washer/dryer, laundry sink, and laundry cabinets are moved toward the back of the house, the cubbies are moved down next to the entry door and the powder-room is situated between the cubbie area and the laundry room. Might need to incorporate some of that space the is behind the sink in the garage so as to widen the laundry room a bit. Is the garage sink a "dog bath", or for car repair clean up? Only other thing I see that hasn't already been mentioned is the fact that the plumbing in the secondary bedroom will run thru the masterbedroom wall. Not a huge deal. Just make sure they sound insulate the pipes good so that you aren't bothered by toilets being flushed in the middle of the night. Other than these few things and items already mentioned by others, the floor plans looks pretty functional. Small windows on the west side are not necessarily a bad thing. Especially if you are building in a hot climate, you don't want a lot of hot afternoon sunlight coming into your bedrooms. I would keep them short tho I agree that awning windows would look better than double-hungs. You might also want to consider using a hip roof with a deep overhang on the east and west ends of the house instead of the gabled roof. A hip roof on the ends would shade those east and west facing windows a bit more. Especially if the windows are short and are set high on the walls....See MoreTrying to Minimize Without Losing Room Designations
Comments (39)Oh @groveraxle you made me smile so much. @suezbell, yes. I have had a cluttered brain for so long trying to figure out how to decorate a house and feeling stumped with difficult layouts. Funny you should say that about the credenza beds for the dogs. I showed that design to my husband before he made these. It’s like how it is with everything though. We get what we need in the present moment and not think about whether that will work for us later down the road. The amount he spent in materials was ridiculous and the crazy thing is they don’t even sleep in them all the time. My flooring is next because they have torn them up with jumping in and out of the beds or recliner chair (which used to be by the window) to look out the window. I wish I would have thought more about furniture before investing in the sectional, but that was the only way at the time I could think to divide the rooms....See MoreBeing alone wasn't so bad, how was yours?
Comments (27)Although I do lIve alone, this turned out to be an extra special Christmas season. The 22nd, all of my children, their spouses, and my grandchildren were here to join me at noon, we played the fun Saran Wrap game, shared gifts, sent the grandkids on a “pretend errand” while my DDs set up a surprised baby shower for my first great-grand baby, who is scheduled to arrive the end of March. Christmas Eve, I joined some other ladies for a beautiful service at church then took a drive around the town looking at Christmas lights. One of my daughters did not want me to spend Christmas Day alone, so she asked me to come to KC to spend the day with her family. Man, can my grandsons cook! They are 20 and 27 and they prepared the absolute best Chicken Cordon Bleu I have ever eaten, several other side dishes and Cannoli for dessert...even making their own ricotta cheese to use in it! In the afternoon, we all decorated sugar cookies...before I drove back home facing the eye-blinding sun! Today, I found out that my home-bound brother’s daughter did not bring them a meal yesterday that she had promised and they ate a TV dinner. To me this was heart-breaking...she only lives 2 blocks away, so I make them a home cooked meal and took it to them....they were so appreciative. But I am tired tonight and will just stay in and relax for the evening....See MoreDesign advice needed...how thick should a kitchen floating shelf be?
Comments (1)I have no idea but I will say that is the worst possible place for open shelves and without pictures of the space I for one have no clue as to size . BTW there needs to be proper support for those too....See Moregardenguru1950
