When to take a tree down..??????......

There is a maple about 15 ft from our house in the front yard that was probably planted 20 years ago. Last fall a holly, also 20 yrs old and 2 1/2 ft from the house, and 12 feet from the maple, became uplifted on a windy day. ( I did not plant any of these, BTW )

When I had someone out for an estimate on pruning the maple, he said the only problem with the maple was that it was too close to the the house, and when we remove the holly, we may find the uplifting was a combination of wind and maple roots.

This would bring the roots rather close to my house. The arborist didn't think it was a problem to the house at this time.

My thoughts are: do I want to spend $ 335 to trim this tree if in the near future, I may have to pay more to take it down and purchase a replacement tree for the front yard ????

How do I determine when the maple is a problem before I find roots in the basement walls?
