Is something killing my oak tree?

I am a new home owner located in Pinellas county Florida. I purchased my current house about 3 months ago, along with a fairly large live oak tree in the back yard. I knew as soon as I visited the house that something wasn't right with the tree. It just looks off. I first assumed that the recent cold winter had gotten to it (we had quite a few hard freezes this past winter. it was crazy for florida!), but after seeing all of the other live oaks in the area, along with the one in my front yard, it just didn't add up. It looks sick. The canopy is very thin and spotty, not like an ordinary live oak. There is a lot of die back, I am unable to tell if it is old or new, but it does seem like it is worsening (that could just be me worrying!). This tree is about 40' tall and I don't have a lifetime to watch another grown in its place! I've attached a couple photos, but I am going to go out on a limb here and say a close up or in person visit is going to be needed. Thanks for your help!
