Mature tulip poplars dropping dead!

We have lots of tulip poplars around here. Most look fine, but last year one just keeled over while we were away. It was about 60 feet tall with a 24" diameter trunk. The leaves were small and there was more lichen on the branches than usual, but I can't think of any other obvious signs of distress. Now the one next to it (about 20 feet away) is also much delayed in leaf production, although I can see tiny ones coming out. Both trees are/were growing about 5 feet from the edge of a small paved road and got a fair amount of sunshine - they weren't "in the woods". I can't think of anything that may have caused this. There's thousands of other trees in similar sitiations that aren't dying. Another poplar 20 feet from the small-leafed one looks OK, but I'm watching closely. Any ideas? I'd acually like to plant some fruit trees in the area, but I'm concerned about some kind of weird blight.
