Every apricot and pear tree that I have ever planted dies. Help?

Hi all.

I would like to plant apricot and pear trees. However, every one that I have planted in the past has died. I have been told that it is probably diseases in the soil that killed them, so I would like to know which rootstocks are resistant to the diseases without dying. This is the diseases that I have been told that I have: Crown Rot, Late Blight, Early Blight, Fire Blight, Scab, and something that appears to have the symptoms of Sudden Oak Death, but he wasn't sure plus it supposedly hasn't spread this far north yet.

I have clay and sandy soil that stays very wet for periods of time in the spring.

I have also been told that there is something that I can dip the roots in prior to planting that will act as a vaccine against certain diseases, but I don't know what that is.

Any info would be appreciated.
