Patches of beautiful grass?

OK, here goes. Put in a new lawn last spring of 80% TTTF and 20% KB. This spring, the lawn is so-so, full of clover but has about 10 2ft. x 2ft. patches of dark green, healthy, lush, beautiful grass. My neighbor says it's due to deer droppings over the winter fertilizing those spots. I dream of my whole lawn being like one of those patches! First of all, is it the deer droppings? If so... is there any way to duplicate that exact ummm, formula, on the entire lawn? I used Scotts weed and feed but no such luck. Could it be something else causing them? And finally, to give me hope... would it be fair to say if there are those patches scattered in my yard, couldn't the whole lawn technically look that good?
