I don't know if that means where was the photograph taken or that you cannot see the embedded image. If the latter, here are the direct links below. Sometime, for some reason, when I throw out an image tag, some browsers don't like it. :shrug:

For a renovation that's about 15 days old, that doesn't look good...it looks fantastic! From a distance it looks like lawn already.

I hear you on the blue sheen. I woke up this morning to a sky-blue reflection off the grass and it was wonderful.

err, 3 weeks = 21 days. ;-p But I appreciate it none-the-less, it definitely looks better in the morning than in the afternoon. I'm still praying to god everyday (while I'm spending 1.5 hours watering it) that it'll fill in and grow deep, strong roots before the summer heat settles in...

That deep furrow is the property line between our two houses and my lawn used to be a mix of 20% tall fescue / 80% weeds however for some reason, that entire side of his property was bermuda grass that was invading about half of my lawn. Which, coupled with the fact that I only had about a 10'x10' patch of fescue left, made me decide to renovate.

I had planned on asking him but considering he moved out around Thanksgiving and is letting his house rot until the bank finally forecloses I figured he waived any rights he had towards objecting what I do what that small swatch of his grass.

There are a great number of expletives I could use regarding his decision to buy a bigger house in a nicer neighborhood while allowing this one to just sit vacant. The neighbor on the farside couldn't care less which leaves me to mow the yard, patrol the parameter - to ensure it doesn't become the local hangout for deviants (as it's what I used to do when *I* was a kid, lol - and all the other chores that need to be done simply to ensure the health & safety of my 10mos old child.

Down here, I've found that tall grass leads to all manner of nasty insects, snakes, etc. to set up shop, not to mention the overgrown and soon to be dilapidated look doesn't do much for my property values. :sigh: And the S.O.B. is a real estate agent, you'd think he'd at least rent the place out rather than allowing his credit to tank because of the impending foreclosure.

But, to answer your question specifically, there would have been little point in renovating my lawn and leaving his bermuda grass at that property line as it would have simply continued to spread back into my yard over and over again. As it is, the double application of Round-Up followed by the Tupersan I put down at seeding doesn't seem to have gotten _every_ bit of the bermuda grass and by the time I can start mowing my new lawn I'll be out there trying to proactively kill off the last bit of stragglers poking through.

Sorry, I took off 6 for pre-germination and the start of germination. None of the sprouts are older than 15 days, and most are younger--but I didn't define my terms.

I love those pictures. I think is great when you first seed the soil and the seedlings come out... I should have taking pictures of my lawn when I did it 3 years ago, oh well - next house.

I think is looks great for 21 days. keep fertilizing it and watering it for the next two months and It will be ready for the summer. Very important you follow a watering schedule that will encourage roots to dig deep into the soil to find more water.

What did you use for fertilizer and crabgrass pre-emerger?

I have the same KBG blend that you have, awesome stuff.

I fertilized with 1.7 lbs per 1000 sq. ft. of 34-0-0 fast-acting urea. This was per recommendation of my soil survey which came back as very++ high for potassium and phosphorous in the soil already. In fact the recommendation for the KBG lawn was to not add any potassium or phosphorous for the next two years, lol...

That was a half-dose of the nitrogen - so as not to burn the seedlings as they emerged - so I'll be putting on another 1.7 lbs of that 34-0-0 at some point in the future, I just don't know when... need advice on that.

The only pre-emergent I used was Tupersan which I've come to learn is not effective against dandelions, etc. but does wonders at keeping bermuda and crabgrass at bay but I'm starting to show signs of a lot of weeds. I knew this summer was going to be an uphill battle this summer in terms of weed control but I figure by this time next year I'll be golden - after overseeding again in the fall and picking up a robust maintenance schedule.

My watering, believe it or not, is by hand. At this stage I'm putting about a 1/4" every other day on the lawn - took me a while to figure out how long it takes for the ground to absorb that much and at which specific setting on the multi-function nozzle but I've gotten the routine down pat at this point.

So I'm out there at 6:30am every other day for about 1.5 hours doing the lawn in sections. The worst/hardest part is the bits between the houses. I have to shimmy along the side of the house, through the bushes, to get half way back there with the hose and then pull everything around to the back of the house and get the other half from back there. Tedious, yes. But rewarding at the same time...
