Creeping Red Fescue yellowing please help

Hi All,

My husband planted creeping red fescue seed on our slopes as a ground cover (unmowed) about a year and a half ago. It has mostly matured as far as I can tell. Last summer during the hot months, he had the gardener fertilize all of it, and it was practically burned to a crisp. :(

Now, it seems to have recovered, but a lot of the green is mixed in with yellowing, and I'm not sure why this is. I've been researching on the internet, but am at a loss as to what to do.

I found out the sprinklers have been running 4 days per week for 8 minutes at a time, so I switched the sprinklers to 3 days per week for 4 minutes at a time to see if we were simply watering too much during the cool period. The soil is usually moist throughout the week.

The property is located in West Los Angeles where we have a moderate winter & generally moderate summer with temperature ranges between 55 (winter) & 95 (for a week or two during the summer).

Any help would be appreciated.
