Also Sombreuil, Mary Rose, Coquette des Blanches, Edouard de Rothchild and hybrid teas/floribundas like Intrigue, Royal Highness, Apricot Nectar [which I would have bought except have one coming from Regans]. I didnt get Belle as she is a once bloomer, and I am under the impression they need a colder climate than I have to do well. These roses are in 1 or maybe its a 2 gallon peat pots, they look very healthy. Called "Magnificent Scents". There was a poster on the rack that listed many other of their roses - I really want an Alchymist - and am hoping they will get in more. Our stores are just now getting roses in. I have bought this brand of roses before, and have been pleased. Have an Orange Ruffles that is lovely. Would like to get another of those too.......Good luck getting your Belle! I have planted these 3 in good soil - they will get mostly sun but will be shaded from the brutal afternoon sun by my horse barn, so hopefully will do well. That bed behind the barn seems to be a good one - all other roses thrive there, so hopefully these will too! They are planted in a row along with Barbara Worl/Grandmothers Hat, and Outta The Blue which is a huge shrub, and a Russelliana on the end. Judith

Drainage and light can affect the tree color a bit. How much frost one gets over another tree can creat more color. I have trees grown from same tree acorns, beside each other, with more or less color on them. I notice color variation from year to year as well. Can you get to a nursery, see what balled tree's color is now, and purchase a colorful one? I know how they are tagged at the cheap Home Depot places, but not entirely accurate all the time. Nursery will cost more, but should be MUCH more reliable on variety, with color right in front of you to see. Might even get a price break for such late purchase, no guarantee. Our local nurseries give huge price reductions and no warranty, with late fall sales. Often more than half off of lovely trees and shrubs. For me, it is getting too late to plant or move trees this fall. I have planted my last purchases in a holding bed, just have to fence them as rabbit protection. Hope they grow happily under the dirt until freezing of the dirt.

Behavior: If you don't like being a homeowner, then you will HATE HATE HATE being a landlord. You are not only a homeowner, you also have to maintain something that someone else doesn't usually care for as much as you would. And, you have to maintain for someone else and because of this you often have to do so faster than you would for yourself. renters won't weed or put out mulch, and the list goes on. It is hard work and worry and a lot of responsibility to be a landlord. I was a landlord and am telling you from hard learned experience. It is, in my opinion, three times harder than being a standard homeowner for a home that you live in. And I had good renters. My advice to you...either sell it outright, or stay there. Don't rent it out (even as option to sell) and don't do owner financing either. just make a clean sale unless you want to carry extra worry (with small amt of control) with you for the next few years. Please tell...why do you no longer want to be a homeowner?

OK, the 2nd try at our kitchen started last Tuesday. I'm so burnt out I don't know how much energy I have to write it up, so I'll gloss over some details. The new guy and his boss showed up and again expressed amazement at how bad the first try was. I was very reassured about their take on what needed to be done about it but it was also clear that not all the damage could be corrected. The original face frames were gouged and or cracked in places, riddled with screw holes where he'd retried door positions a few too many times, etc. The first few days went OK, tho there were a few small things I had to point out he took it well and fixed them. No fighting or attitude issues! I was very worried that he hadn't removed all of the old glue down to the bare wood, but he seems to have made that work OK. On Friday I could tell he was getting tired and frustrated though. He put up some crown and it really looked like amateur hour. Then he tried to fix it with filler and I had to push for it to get redone right. It still isn't as good as it should be. He came on Saturday to get the job done and again did some crown that just wasn't good enough - had to have him redo that too. Still not as good as I'd do myself. I've been appreciative all week that he's trying to fix a big mess and can't do magic. But when he declared it done yesterday and asked me to check it and 'sign off' I was not ready to do so. There were still a few things to tweak and fix as well as the damage done by the first guy. I was NOT ready to call it good. He was telling me if I don't sign off at the end of the job then he doesn't get paid. Fine I said, come back another day and fix a few more things. But I could tell that wasn't really an option for him. There seems to be a very unfair structure to how they handle their subs. Give them a tight deadline to complete, no option to run over and either get sign off on the last day or don't get paid. That's just unfair to both the sub and the customer. Plus, an hour or less of looking over the job isn't enough to decide whether it's good or not. As we cleaned up and moved stuff back in today we started seeing all kinds of little things that needed fixing but hadn't noticed yesterday. Door and drawer alignment, odd choices in how to handle shoe and corner molding, etc. So now I have to call them tomorrow and work out those details. Very irritating and stressful! - D P.S.
