LOL. That's cute and congrats to your daughter. It's a sticky wicket having sibling children close in age. Doesn't matter if they are different sexes, there is usually a friendly competition thingie going on. Was with mine. He gets in gifted classes, she expects to. She makes NHS, he expects to. He is a promising athlete, she has to do one better. It worked out well, as it made them both work more on living up to their potential. I miss my kids' high school days. I completely enjoyed them, and for some reason they didn't go through the pubescent angst so common in that age group. They were just pleasant, bright and fun kids who had good friends. All parents should be so fortunate.

You need to decide what you can afford to have replaces at your expense, and the most important...which of the things is the one you hate the most and cannot live with! Is the bathroom counter top muddy green because of lighting or lack of natural light or was the wrong color ordered? Ask to see the builders invoice. The kitchen cabinets are really big and will be the hardest to fix once you are in and living in the house. This is one that would be hard to let go, maybe you and the cabinet guy can work out a plan. You need to reread the contract or spec sheet, if it does say bull nose and curved corners and not OR, or say choose between the 2, then again, you may want to hold their feet to the fire. I would recommend being very carful in your approach and make sure you have the facts and don't assume anything, because in the end the builder will win, but with a delicate approach and playing the "we" card may get you everything you want!!! If you close and hand over your money, you may relinquish the only leverage you have in this matter and possibly be stuck with a home that's at least temporarily uninhabitable and may even require thousands of dollars to fix. While I'm not quick to refer readers to attorneys, you need an experienced real estate lawyer, and pronto. If you have friends or colleagues who can recommend one, fine. Or you might go to the Web site of the National Association of Consumer Advocates for the names and numbers of legal experts in the real estate field in just about every major market. Brief bios give their areas of expertise. While you're waiting for your appointment, contact the city's code-enforcement division and ask to speak to the inspector who found the deficiencies at the site. The inspectors are usually out most of the day, so you'll probably have to leave a message. Note that it's an emergency. It is -- for you! When you do speak with the inspector, ask how serious the new home's problems really are, how they arose and what caused them. Realize that they don't want to get involved in a legal controversy, so you may have to read between the lines of the responses. Try to get an idea of what's truly needed to fix the problems. If a 30-day certificate of occupancy is the best the builder can offer before closing, you probably have solid legal footing. So even if there's a judgment against them, they may have nothing to pay it with. Of course, the problems in your new home may actually be minor and the builder may fix them as soon as materials come in. But don't count on it. Act quickly. Be persistent and firm. aammg - thanks! I know how hard it is to decide on a paint color! We did not go with a crisp white trim, because our cabinets in the perimeter of the kitchen aran off white color. We felt that the off white cabinets would clash with true white trim. So we carried that same off white cabinet color to the trim. At first I was very apprehensive about not having crisp white trim. But our designer assured us it was gonna work. And it did!!!!! It is still white, but softer, if you know what I mean. Looks excellent with the wall color. The paint line is called Kwal Paint, a brand from Sherwin-Williams. Trim: AL-1 Legends White. And wall: CL 2832W Chopstick.
