Living Room Layout... when the room isn't square or rectangle
Comments (7)My brain works a little odd -- let me offer that at the start. I guess I consider room functions first, then assign a subset of the area to achieve it. Any shape can include a (visual) square or rectangle to make the placement work. I can't move my fireplace or the flat TV, so if I get bored with a layout I draw the shape of the room and place the squares/rectangles differently to help with furniture placement. Last year I replaced a sofa with two chairs and that one part of the room became good for conversation and a perfect spot for reading by the fire. Reading this, it sounds weird. :\ My problem is I tend to incorporate the whole space rather than breaking it down into pieces. Comments (19)Neither inspo photo looks good. Sorry. I would give UP the fire, before I'd use the corner and most everyone who has tried it would tell you the same thing. Put a fire and smaller tv in this FORMAL space that will become the DEAD space.......unless it has a tv. Treat it as the escape space for you and hubby. Then just face the fact that a honkin" tv and console alongside a corner hearth......? Is basically a REVERSE of all the corner TELEVISIONS that were ripped out of bult-ins that surrounded center fire boxes, twenty five years ago. And a regret waiting to happen. Failing that? Build a SEE THROUGH and give up a totally open area behind your island, dividing great room space from kitchen. . Two feet deep, and five feet wide. Fire view both sides. Or adjust your front elevation left of entry door, center a fire, and windows on BOTH sides. Which means anything is better than the corner. Scale it down......and a lovely view from a centered bump /window on front elevation Use the loooooooog wall for the honkin black hole : ) even add a small tv above fire on kitchen side. Comments (10)You might consider placing the sofa to face the fireplace. The sofa would be on the small blank wall to the left in your first photo, then the chairs could be where the sofa is currently and the small ottomans could go in front of the fireplace. Comments (15)What an amazing apartment! Looks like Brooklyn or Harlem. You scored with this one! Consider the following: Use the small dining room for your desk and lounge chair. It seems too small for a good size dining table. Your desk can be on the back wall with art above and maybe a wall treatment - paint or wallcovering. It will visually expand your space and you mentioned someone using your space during the day, an office (?). I am a big fan of banquettes for dining, especially in small spaces. If you tuck a bench/banquette under the shelf to the kitchen, add a single pedestal table - oval or round - and two comfortable chairs, it can easily accommodate 4. I also like that elevation when entering your place by seeing the fireplace, add a tall bookcase on the 3' wall on the left, and the table near the kitchen. Consider moving the TV to the right of the fireplace near the window and lowering the height to align the height of the tv with the height of the mantel and a cabinet below. The trick with a small space is to keep the focus at one height so it expands the room. If you are considering window curtain panels, install them ceiling to floor (right under the moldings) with simple brushed nickel rods. Again, it will expand the space. Don't skimp on the curtains. If you're interested, I can give you more info on window treatments. The sofa area can fit a good size sectional with or without a chaise. A narrow sofa table behind the sofa is good for a lamp and accessories. Let me know what you think, I'm always interested. Enjoy your new apartment!
