Comments (3)If the home is truly unlivable, label the ad as "lot for sale" with a mention of an "old house on property" that is not livable. If one could conceivably live in some portion of the house, label ad as "House for sale" and mention home is being sold "as is". Such houses are usually picked up by contractors in a cash sale, which makes a bank home inspection unnecessary. What you don't want is to get locked into a sale in which you are required to do repairs. You should list any virtues the property does have regarding location, convenience, available activities, plantings, etc. There are real estate agents that specialize in such sales, and imo you would do much better if you have one of them represent you. With a property like this, you might also want an attorney. Although they will of course take their cut, your share will imo still be greater than if you do this on your own. Choose professionals that are willing to be upfront regarding their fees and that practice in the same county as the property being sold. They will be the most knowledgeable regarding the local market and zoning laws, and will not have as high mileage fees, if any. Comments (3)Maureen, your question made me realize I have no idea for my own kitchen. I actually looked up every single color mentioned in your thread-- it was really helpful. I'll have to check out the old house forum as well. I think the accessories, hardware, & paint will be critical since dark shaker-style cabinets can often look very modern. Kelleg, Downstairs is all a cream color (almost white, really). Upstairs, our bedroom is yellow (previous owners had painted it that color and it actually worked really well w/ our art, furniture, etc). One kid's room is BM Northern Sky (almost a wedgewood blue color) and the other children's room is lime green (previous owners' choice, but we really like it). Comments (17)Parker T - > just FYI - in my particular yards, I had conflicting scenarios (after dips to 18-19F) but have a different preference. I've "soured" on any cultivar with 'quat in its name; they are not as cold hardy as I had hoped. In Napa, the Eustis Limequat (on Volk) was killed to just about the graft - regrew and is now 10 ft. tall - took over a year. The Bearss lime just lost its leaves and refoliated, produced a huge crop right away. In Danville, the Bearrs lime was completely destroyed, the Volk rootstock lived. While the Eustis in my neighbor's yard was defoliated and came back. From what I've seen since, the Eustis fruit gets destroyed quickly when the temps go below freezing. The Bearss lime fruit can and has survived to 29/30F. So my vote is for the Bearss or Persian lime -because I want fruit! - far better for my climate's fall/winter dips below freezing. - George...See MoreJeannie Nguyen
