Comments (36)We added a gas fpl to a room the PO used as office but we use as a LR. It cost about $6000 for just the unit (Town and Country 42"). Then labor to run a gas line. Tile (handmade) and tile work for the surround and hearth. Custom molding (our is pretty big). I am sure it was 10k or more altogether, but IDK because it was part of a whole house project. It didn't feel intrusive in our room because it is a pretty big room and the fpl just takes up one side of an octagon. Your room is very charming as it. I'd hesitate to plunk down something so large without being 100% sure. I agree with ATK, use a room planner, or even better, mock it up with a cardboard box before you go forward....See MoreLast home, please help me make in right!!
Comments (30)Yes that is a peninsula, but you will have it as a permanent part and the stools there are in the walking path of the door. You will want stools with a back and they stick out and if someone is sitting there it blocks the path. My suggestion is the below. Buy a counter height table to use instead of spending several thousand dollars on cabinets and counters for the space. If you later decide that having a permanent one you can add that later and just use the stools from the table, and if/when someone needs a wheelchair or a walker you can move that table away and have a full open area. Then use windows instead of the doors in the rooms themselves and have the door in the middle. In general windows are cheaper than doors anyways. This creates more space to use in the sitting area and it also gives a little walkway between the kitchen and sitting area to the outside. Less obstacles to navigate trying to bring things out for the 3 seasons you'll be eating outside. The good part about a counter height table is you can use it as a counter too, but move it as it suits your mood and if you want more space in the kitchen you can push it against the wall on the long edge, but still have the 4 seats to stick under it....See MoreLiving room layout with tv and fireplace

Of course the builder wants you to sign over your land, because then he can hold you hostage, even if he does a poor job and drags things out. If you own the land and there is a major problem, you can fire the builder and tell him to get off your land. If he get annoyed at you, he'll even be able to tell you not to trespass on what is now his property. How will you feel when you aren't allowed to step on your property without the builder's permission? I own a lot and will be building next year. I would never ever ever, sign my lot over to anyone. You said you had never been through this before. Many here have, and experience tells us that you need someone to represent your interests. Comments (14)First thing you need to do is find the owner's manual for the fireplace and determine what the clearance to combustibles is above the opening. Someone mentioned 8" should be sufficient, but I seriously doubt that to be the case, particularly with a heat circulating gas fireplace like yours. You will probably need at least 12" to 18" above the opening depending on the depth of your mantel, if it is combustible (wood). If you use an Insulated Steel Mantel, you can get away with 12". Post the brand and model and I might be able to help you find the owner's manual if you don't have it. You will be able to locate the brand and model on a metal label somewhere inside. Usually it will be in the burner compartment behind the bottom grill, which normally folds down or can be removed....See Morejill302
