Detached Garage Help

Would love any advise on how to transform our run down garage/ shed area! In an ideal world we would love to demolish both and do an attached garage- but we are looking for a more cost effective solution as we are not sure this will be our forever home so not trying to break the bank. The main issues are both the garage and shed look super run down. The garage is also too tiny to function as a modern day garage as it does not fill a full size SUV. Would love some ideas!

Smaller one car garages are usually just used as sheds for lawn care equipment, maybe storage of outdoor furniture when it's out of season. If you can't fit your car in it and if you don't want to tear it down and start over, you should just paint it and let the next people who own your house worry about it. Is the siding rotting?

Use some of the rock edging treatment for the garage area like the rest of the property to tie it in. Clean up the dumped gravel/sand and firewood, etc.

Then paint the shed blue with white trim and yellow window boxes. Plant sunflowers and Shasta daisies along the walls. Nice studio or potting shed look.

Not rocket science, plenty of people have bathrooms in workshops, garages, unfinished basements, and pool/patio structures, etc. etc. Size wise 5' x 5' will be plenty, with the sink and toilet next to each other or the 42" x 6'7" recommended earlier, if the sink and toilet are opposite each other. Door swinging out is the way to go.

2. (will you be required to take down the old garage. i ask because odds are you'll never be able to build it again.) 3. in any case, assuming the garage doors face the street. i'd turn the current paving next to your current garage, and a bit more (wider), for backing around. you might do this in pavers rather than asphalt. more expensive but it makes it look like patio. you'll have more wiggle room. and of course it will help with how much permeable square footage you have.

Any help would be great What sort of help would you like? If you want to change the plan, talk to the plan seller about the modifications, or find a local Architect to modify the plans that you have purchased.

There shouldn't be any water going toward garage. All should be running away. If that's the case, the garage is either built too low, or the grade surrounding it is too high. Obviously, this can be a major challenge to fix, but the plan outlined here, of cutting the drive, is not going to fix this problem. This looks like a solid masonry garage. If it is, the real fix is probably going to be to repour the apron, raising the threshold level a few inches and pouring a new level of garage floor. This would entail shortening the doors and trim correspondingly.
