The door by the laundry in the first one would lead to a small courtyard in our side yard. We don’t need access to it but it’s kind of unused side yard space otherwise, so we could link to it and turn it into a nicer area. We do have a powder room in the other part of the house but it would be nice if this one could also be accessed by the main area (doesn’t need to be in the nursery). We have a king size bed, and ideally the nursery could eventually hold at least a full size bed if needed. The French doors lead to our backyard and we want them to be accessible without being in the master. The connection to the house is on the side of the kitchen by the pantry. It could potentially move east (up in the picture) but we’d have to reconfigure the pantry and a closet in the existing house. I’ll draw up another picture that shows what’s inside when I get back from vacation next weekend. Thank you for your help!

While I think the revisions addressed some issues, I would 1. make the vanity longer and use up all the space possible. Remember, 2 sink vanities lose a lot of drawer/storage space. Also, is there any other storage in the bathroom? Where will a towel-rack go or even a bar to hang a towel? 2. A desk inside the closet? Not what I would do, but maybe you have a good reason. You're going to need some serious lighting conditions in there to address the needs of someone working at the desk. 3. You must have a great relationship with a plumber, because none of the water-needing devices are back-to-back which means a whole lot of plumbing. 4. I'd probably close up that door from the bathroom to the closet. 1st, you get more hanging space in the closet. 2nd, you get room to add a tall bank of cabinets in the bathroom for storage. 5. Is that the shower in the upper left corner? 6' by 5'? That's an awfully big shower (bigger showers not always better, since it might not be as warm in there), and then a little dinky toilet area which is going to feel cramped. 6. The master bedroom is still so big you can fit a sofa in there. This is my personal preference, but here you are adding all this "utility" to a big space...2 bathrooms, a desk to work at, a new laundry room... and yet you still want all that roomy space around the bed. I just wouldn't want that, if I were you. To me, I consider having separate vanities a far bigger luxury than space around a bed, or having a sofa in my bedroom. I do think it's a great idea to have the laundry close to the kitchen like that. But a powder room that is going to flush while people are dining at the table? And they'll be able to smell from there? All in all, I don't really know why you are opposed to getting an architect. I'd want it done right for the amount of money you'll end up paying for construction.

I agree. the plan is to remove the concrete driveway and put in a circular drive with pavers going to the left as you look at the house. The house is south facing in Florida and is on roughly a third of an acre that is extensively landscaped with native plants and plants for bees, etc. I was thinking it would be nice to have a canopy (or small roof) where the garage door used to be with a sitting area underneath, with spanish style lights on either side. I am so grateful for all comments here. It was a garage conversion done wrong in terms of placement of the windows and have been wondering what to do to rectify it for years and now have the means and time to correct it. I am now of the opinion that what needs to be done is to take the emphasis away from the apex of the house since the windows are not in line with it. A canopy would serve to thwart the harsh and brutal light to the room as well as provide some intersting architecture. Shutters would also give the illusion of height since the house is squat.

My boys would love this as a feature in a rental house - once everything is stored and put away, you will have a better sense of what will fit agree that an epoxy floor would make the space very crisp - but you might be able to get away with just a nice paint job for the floor for less $$ - regardless the floor needs to look crisp and super clean to make the space feel more ”interior” I would spray everything on the walls and ceiling white or some other color maybe a dark gray for drama? - there is a lot of visual clutter and having it all one color will camoflauge a lot of it I would get a few of the outdoor polypropoleneline rugs from Lowes in bright color for under the foosball table and seating - they are light and easy to roll up but will help define the hangout space don’t forget some fun lighting, the overheads in the garage will be dismal I might re think beanbags esp if the floor is going to be hard to keep clean - I would at least look at patio chairs from ikea - many of them are stackable - putting them around a game table would give them some purpose, my boys would prob play cards and quarters out there lol FWIW A fold up ping pong table would also be fun for the space - seems like more ages enjoy ping pong than foosball but that could just be our experience (we’ve had both)
