Remodeling Design Dilemma

Choice on roofline & curb appeal

Our Florida ranch home is 2BR and we’re getting close to choosing an architect and contractor to convert this front covered patio into interior. We’re planning to bring the front door forward and make this a 3BR. The roofline is so plain, but it’s also really big!
What would be your choice for more curb appeal on the roofline?

Hi, Congrats n the great house. I have lots of ideaÃ¯Â¿Â½s that may work for you. We recently "updated" the look of our house by adding Stone-like Keystones to the trim around the windows and above the garage door. Just Google Keystones, youÃ¯Â¿Â½ll see lots f sites and style to pick from. These days these architectural components are made out of non-wood products so stay looking great for years. Also, If you have a Lowes nearby, go check their section of non- wood trims. We purchased the base boards which are about 8" tall, turned them upside down and used them like a crown molding. That would look really great in the two spaces above your garage doors. Another suggestion, you could add shutters around the windows on the first floor. Also, Consider buying a few year round material style Urns for the 3 corners of the garage, and for either side of the front door. You could plant a nice combination of flowers and evergreens to give you color, and height. We have 1 with a rose tree which blooms all summer, at eth base we added begonias and two tone Ivy, one has a rounded shaped evergreen shrub, with impatient at the base, our last one has a topiary evergreen, about 3 feet tall, with the 3 ball shapes. We got all this done for under $1,000 and eth neighbors all love what we have done. I suggest also adding lower potted plants to your entry way as well. If you stay with the "stone looking" pots on posts and you should get some high impact. You can usually find those year round pots really inexpensively at stores like, TK Maxx, Marshalls, Ross and Tuesday Morning. Good luck and best wishes. Maria

Just a few basic ideas for beds ... I can’t do architecture, hopefully someone else will. You said English garden and window boxes, so I tried to create that (my app choices are very limited). The first couple are more elaborate, but things you could do over time. I know walls/walks/borders can be pricey, but I’ve had good luck in the past finding free/cheap materials on my local Craigslist and other buy/sell pages (such as Facebook Marketplace). We once got a 3-horse stock trailer full of beautiful stone, from a stone yard going out of business and wanting it all gone. :) These are just very general ideas, as I don’t know your growing conditions. I’d definitely try to find inexpensive stepping stones or pavers to have a walkway beyond your step. Click to enlarge.

Unattractive roofline over blank wall jut out ruining curb appeal

The bathroom bump out contains the shower on one side and vanity on the other. Windows would be ideal if the bath is eventually remodeled to put a bathtub where the vanity is. Because of whatever that beam is over the sinks, I think the windows couldnt be high. A tree would add to the privacy as well as shade for the courtyard. In the meantime before remodel, I’ll like to look in to the faux suggestions. J

I actually like the odd turret effect created by closing the previous front entry. It clearly says this is not the front door, look elsewhere. You need to accentuate that strong architectural "This is not the front door. This is a castle turret." effect to help direct people to the front door. The arrow lined pile of stones out front between you and a busy road can be most helpful. I'll want a few more perhaps. Line up the stones with the arrow pointing out towards the busy road centered on the turret. Behind that line of stones is where you plant a row of Ontario approved low maintenance plants say three feet high for your castle hedge. There is no need to plant against the house at all, no reason to cover it with vines. The grass can grow right up to the house. You have outer stone wall. short hedge thing of some sort (a shrub rose for Ontario?), castle turret. Done. I like the turret.

No way! Even though our roof is a prime candidate for them, we don’t want to draw more attention to the huge thing.
We could put some on the back, but I’m looking for help in how to redo the roof, particularly in the front.

Are you ripping off the whole roof or just trying to work the "addition" into the current roof design by adding some changes in elevation?

Was this floor plan a common design in your neighborhood? If it was, have others remodeled or added on? This would give you the best ideas of what to do, or more importantly, what not to do.

We’re not planning to rip the whole thing off, but rather work it into the addition. We’re at the front setback, but any portico-type can extend 5’ forward. I’ve searched and searched the neighborhood, but this is definitely not a common floor plan.

PPF- I hear ya! Some architects have liked to have an idea of what the homeowner wants and I want to have some clear ideas in my head of what could really work well, too.

I’m really trying to decide if we go more with a flat roof/ shed roof addition or some sort of intersecting gable or two.
Like the shed I think because it will add height and detract from how much roof there is. Will probably need to modernize the exterior. Would love input or hear from experience.

Some sort of shallow gable over a front porch would be a good place to start. Have your architect start there.

Add a gable to that area with a beautiful entrance or add windows to the roof line.

Thanks @Boxerpal. By adding windows, I’m seeing the dormers. I like the top two pictures and last one that have multiple gables. Will need to check on cost for multiple, but it might not be exorbitantly more. Thanks!
