Comments (7)If you take the perimeter overflow and the raised beam out of the equation your around 80,000.00. After adding up the total with all the options he gave you, 80,000.00 seems high because of what he is giving you as far as engineering, materials and plumbing. Not sure how much any existing demo you have and whether that is figured into the cost. I can't tell you whether 41,000.00 is to much for an perimeter overflow or not since I don't know your enginnnering, plumbing requirments or size of your surge tank. Realize that you are paying for labor as a major component of each line item (especially in the paver driveway) as well as the other base material necessary to complete the jobs as quoted. Considering that landscape labor - even rather unskilled landscape labor - gets tabbed out at a minimum of $15/hour per person (at least in my area) and often more, that adds up to a very healthy portion of the total. Comments (18)No, I am still here. Thanks guys for your all suggestions replies. To be honest I am more on the side of Photinia than on Camelia. It is hard to say, they have never saw any blooming on those trees and leaves do look red . But in any case I think they will keep those trees for now, they will trim but that bush (as kiminpl called blob) they probably will remove it and plant small tree as Yardvaark(9A) mentioned. Yardvaark(9A) Thanks for your design and suggestions. We like the idea of multi-trunk tree in front of the blank wall. As biondanonima said it is weird layout. The walkway leads to the driveway/garage that's correct. So thats why there are no reason for them to walk directly out the door and out to the street. And that's why they don't need walkway from the sidewalk directly to the front door. So the idea is to make this entrance more closed from the public. To plant plants in order cover the ugly layout and huge wall, make some privacy. Because the entrance is facing the main road and it is a corner house. There are used to be two huge oak trees in front of the house. When they moved in they had to cut it because they were dead. Thats why that wall look very weird. Here is the picture from 2008. Comments (21)"Surprise for ya... All Landscaping Quotes are "Rip-off". " That is really a very unfair and inaccurate assessment. Sure there are some LC's that are less scrupulous than others and will try to price gouge. But it is not valid to tar all landscape contractors with the same brush and most offer fair pricing for the work they do otherwise they would not be in business long. Landscaping is hard work. And most of what you are paying for in a landscape installation bid is labor. Materials do represent a decent portion of the cost but nothing compared to the labor factor! If you have the skill (most don't) and the time (most don't), you can DIY the hardscaping and then get a real feel of the work involved and the time and skill it takes to achieve it. IMO, $25K is a pretty reasonable sum for the amount of hardscaping you anticipate with this project. In fact, I'd consider it on the low end of the scale but I am most familiar with costs in my immediate area and $25K is just a drop in the bucket for most projects here....See Moreaspiringdiyer
