Comments (10)Hi folks, I have very happy news. I have another quote from a well-recommended flooring installer, that was $34 K. Excellent listening skills, detailed quote, helpful responses. I'm impressed. Interestingly, after getting the ballpark from Glennsfc, I went back to my GC, who found an "error" in the markup, and lowered it to $65 K. And, after I made it clear that with that much of a mark-up I'd want to handle it myself, he got a lowered bid from the first flooring company, down to $48K. Fascinating how much the price improved because we didn't just swallow and pay. Still, given that both seemed competent, I know who I want to go with! Many, many thanks! I knew that the $70 K was nuts, but you two gave me the sanity check and encouragement I needed to get the better price. (Now I see myself in a testimonial: ÃÂ ÃÂ the friendly expert contributors on Gardenweb.com saved this California family $36 K on a single flooring contract! ) What an awesome forum! Comments (27)In response to paul_ma, I dont need your benefit of the doubt, but thanks for offering. Im here answering/asking questions just like anyone else. I answer questions in many forums in the realm of my profession unlike you I see. Skilled woodworker are you? How long have you been building butcher blocks? Yes the volume is always the same, blah blah, but thats not what its about at all. Its about usable material. There is always more usable edge-grain than end-grain. Its the yield that matters (for you engineer types). The waist factor for end-grain tops is around 30-40% but im sure you knew that too. As for our website we simply do not list end-grain countertops because they simply are not a big seller. We list standard edge-grain tops. End-grain is not standard and is typically ordered by the rich and famous who have no real applicational use for it anyway. Although I personally prefer the look of end-grain over edge grain its just not practical or cost beneficial for use in the countertop application. Why would anyone want to chop heavily on a $3000-$4000 end-grain countertop. Oh wait your only gonna cut on it.lol, then buy a chopping block or a cutting board and save a couple grand. If your simply buying an end-grain countertop for looks than good for you but dont complain about the price when you do. Either way at some point whether its end-grain or edge-grain it does not matter as both tops will need to be serviced after time. Why the comparison between granite and butcher block anyway? Does anyone sit here and mill around about the price of plastic laminate vs. granite or anything else for that matter. It is what is. When it comes to countertops just buy what you like. Nobody ever concerns themselves with cutting directly on granite tops or Laminate tops as we all know you just dont do it. With hardwood countertops its a plus. Does it scratch? Yes. Comments (21)"Surprise for ya... All Landscaping Quotes are "Rip-off". " That is really a very unfair and inaccurate assessment. Sure there are some LC's that are less scrupulous than others and will try to price gouge. But it is not valid to tar all landscape contractors with the same brush and most offer fair pricing for the work they do otherwise they would not be in business long. Landscaping is hard work. And most of what you are paying for in a landscape installation bid is labor. Materials do represent a decent portion of the cost but nothing compared to the labor factor! If you have the skill (most don't) and the time (most don't), you can DIY the hardscaping and then get a real feel of the work involved and the time and skill it takes to achieve it. IMO, $25K is a pretty reasonable sum for the amount of hardscaping you anticipate with this project. In fact, I'd consider it on the low end of the scale but I am most familiar with costs in my immediate area and $25K is just a drop in the bucket for most projects here....See MoreLandscaper/ Hardscape Quote Fees
Comments (9)Let's back up a sec. Are you providing a scaled plan drawing with all materials specified and called out, so literally all they're doing is doing takeoffs and estimating? Or is your brief "I want a ____ and I want it over there" and they're designing to your tastes, needs, and budget? If it's the latter, a charge for quoting it has nothing to do with opportunity cost. They charge because they're bringing value to the relationship with their ability to design a successful project. Landscape design is a service, and one that has a cost. For us, we make it super clear by breaking down our process into the design phase and the construction phase. To begin the design phase we present the client with a design agreement. Once that's done, we can estimate it and create a proposal and move into the construction phase. Most homeowners aren't going to pay for multiple designs, which is why I recommend that they determine who has the best portfolio, who has good references, and who is the best personality fit (way more important than most people realize). As far as budget discussions, the reality is that most folks only do a few landscape projects in their lifetime. They're not going to have a great sense of what things cost because it hasn't been relevant to their lives till now. It's my job as a professional to get a feel for your budget to know if it's adequate for what you want to, and be able to suggest alternative ways of achieving your goals if it's not.
