I have some questions: is the piano upright or a baby Grand? If so, what size? You really don't have a spot in this plan for an upright- no good interior wall. Second, how far along in the process are you? Have you ever lived in a home with this many angled walls? I have, and they were so very wasteful- huge corners of the room that couldn't be used, or constantly thinking: if that corner were just 90 degrees, I could fit....item of furniture or walking path, etc.

Maybe you love angled walls, or maybe you've chosen this plan for other features, but I did want to share my experience.

Loose the Gazebo and square off the porch and Great Room. Then reevaluate the layout.

That great room isn’t very great. It’s quite small when considering furniture and traffic patterns. AND a piano AND a fireplace! Plus a tv? Draw it out on graph paper to scale and then draw in the piano and furniture to see how small it is.

The whole right side is wasted on foyer/walking around space. Squaring off the lower left corner would help some. And nixing that fireplace is a given.

What can you change about this plan? This is the type of kitchen I’m brought in to fix thirty years after initial construction…

If this is a long term retirement home, I would look at ways to eliminate the steps to the front door and the steps from the garage into the house.

If you have 2 med/large vehicles that garage will be too narrow.

There is no wall for a TV and only one wall in the dining area for any art.

not my favorite choice, but I think the TV will have to go in front of the front picture window. On a beautiful, low chest, dresser or coffee table.

I love the gazebo, but, if you are able to square off that wall, it would make furniture placement much easier. How essential is the fireplace? Can it move to a great room wall instead of jutting out?

Interior aside for a moment - the arched top dormer windows and transoms say 1995. Square them off, and square off the garage door openings. In addition to looking like a design from previous decades they will increase the cost of construction needlessly. Watch out for builder grade stylistic mishmash. The second rendering with the full width garage door has a vaguely Craftsman type door whereas the roof massing is suggesting French colonial. Keep it simple. If there are columns inside, keep them simple as well. Don't use large, round Tuscan style columns - unless you're in love with that style and you plan on furnishing the interior accordingly.

As for the inside, where you're thinking of eliminating the window for the TV placement, how about making the window less tall instead so there is room for a console and TV under it (more like a transom)? With the wraparound deck you will be losing a lot of light so it might be nice to have some light coming in on that side. For the piano, consider having a wall on the left side of the foyer (enclosing the foyer) so you have an inside wall for it. I don't think the fireplace makes much sense where it is. Do you think you'll use it? I don't see a good place for one because of the furniture placement challenges you'll have unless you give in to the TV over the fireplace design. I agree with you, I don't care for that, either.

This is how I would change the plan. The house design is attractive but the interior floor plan doesn't work. The plan needs walls to to accommodate a TV., You can always place a linear FP below the TV where it's shown on the plans below. The lower plan makes the LR smaller and the porch a bit deeper

Thanks again. Yes, the plan is dated and we know the kitchen and baths need to be reworked. Also would like to eliminate the 3rd bedroom to make the other 2 larger and get a mudroom off the garage. However, we were attracted by the porch and gazebo as the property overlooks a conservation area and bike trail, and we could envision ourselves sitting out in the gazebo. But you have all pointed out the limitations the angled wall presents - and it does seem this plan is only going to work with that wall being squared off. You have also shown that the piano and grandfather's clock are problematic. Maybe have to go back to the drawing board!

Yes, the fireplace can definitely move. Like the idea of the linear one

If you are building the house, why woud you choose to build it with that angled wall and all of the limitations it presents? This seems like the kind of issue you deal with when you had to move into a house you bought, don't really love, but have to make do with.

The answer is always to NOT design in problems that have to be designed around.

Do not build a house with angles. They are not ”interesting”. The are Problems, Dysfunction, and Wasted Space. All capitalized issues that beat out ”interesting” with one hand tied behind their back.

IMO this was a bad choice for house style for sure all those angles cost money and serve NO purpose except the make life miserable . Ditch the 3 sided FP and then the furniture ca be arrabged to view the TV from whereever you planned that . I see no place for a TV IMO make thge wall where the french doors are solid maybe even put a FP there if linear place that TV there then put sliding doors where the window is on the wall beside that angled one so you go to the gazebo from the slider .The kitchen needs help and the bathroom god fobid anyone needs a walker or even worse a wheel cahit that will not happen in thta master bath.IMO retiremenyt means aging in place not happening in this house without major changes . I agree the island a dated mess and never a cooktop on an island and allso no raised counter they hide nothing.What kind of piano and honestly I cannot see a space for that and proper seating in that LR bBTW not a great room . Great rooms were spaces that contained a DR and lR all of these are just LR s and big and in this case not well planned for what is needed .

I wouldnt have believed the difficulties that angled walls present until i bought a house full of them. Aaaaaaargggghhhh.

i think the fp is a good idea as long as it throws heat out into the room. does the back deck also have a view? if not, move common rooms toward that space so you have room for the big porch/deck in the front--along with a square lr.
