The Old House Remodeling Design Dilemma

Idea for a room

Hi,

I would need some suggestion on what to do with this room from an 1860 ancestral home. Theres already a dedicated full bathroom and 3 bedroom on that floor. I would not want to make any structural change to it. Also its the original flooring so I would like to keep it (if possible). Side Note : The view from the 2 small windows is stunning. The floor dimension is 14 x 18 feet.

So from the photo I think there are two beds in the space. Is that what you need? It would make a romantic couple's suite if one bed could be eliminated. I have slept in a bed tucked in a dormer like that and liked it a lot.

I think the colors currently on the walls work fine. I might suggest however that you remove all the small understated wall and sparsely spaced pieces replacing larger more intentional ones for impact. If you opt to keep the art and pictures on the walls they need to come down to eye level height. Rather than painting entire walls you could paint the transitional walls like a bridge (the one by the stairs and the one by the front door). You could go with a latte, coral, grey, or gold. I’m sure everyone will ask for a floor plan with measurements tof walls, dorrways, windows, fireplaces etc and /or more photos. I think you will also hear a lot of comments to relocate your tv to another wall—it is really too high where it is and it dominates the room, and not in a good way—it is a nice room with a nice fireplace which would greatly improved by moving the tv. The room dimensions will make clearer where everything should go.

Okay, Got it. Thank you. Great pics! you like traditional. here are some pictures of the rendition with some light weight, airy, white side tables and matching coffee table. the lamps are glass like yours to keep the open and airy feeling as well as help to keep the room feeling bigger. Solid lamps can close rooms in when they are small. Sorry the furniture and so on does not match what you have I used what I could find that was close to what you have. hope this helps. I will try to find some more traditional pieces.

You could definitely leave the tub, and upgrade the vanity at least with paint, and in place of the bed on the right make a cozy sitting area. Lots of soft textures, rugs, like a romantic period bed and breakfast vibe.

What is the height of the flat portion of the ceiling? In order to be occupiable I believe you must have a certain amount of head room. Also, if the room is used as a bedroom you must have windows of a size that will allow for egress from the room in case of a fire.

Very good points we got confirmation during inspection that it is good for a room (there's a bigger 3rd widow that allow for the required egress) and that 50%+ of the room is above 7ft high.

the first picture shows the view from the 2 smaller windows, the second show the outside view of the 3rd window. I am sorry I dont have the exact window measurement but the inspector did mentioned those being ok during the inspection.

I wonder if you could build a balcony outside those two windows and replace the windows with a glass door. I would want to sit outside up there and watch the view, maybe with morning coffee or a drink. That may dictate what else you want to do with the space.

That would have been great unfortunately I couldn't make the structural change of replacing windows by a door as there is a cheminee wall between both window.

I think a tub and a sink in a bedroom are useless. I don't see any place for your wet feet or towels to dry your hands. You tend not to see those necessities when bathroom features are plunked into bedrooms.

How many beds are in the room? If the red thing at the left is a bed and you need 2 beds, I'd leave the brown bed. Otherwise, I'd consider moving it.

What do you need the space for? Spaces like that make for great play/game rooms. Do you need a guest room? How often? Does anyone use the bathtub? It's hard to advise without knowing your needs. I'd turn it into a game room with built-ins at the edges of the room.

Agreed - remove the tub and vanity. Make it a real bedroom for 2024!
