The master plan as shown was how we have it today and I wake my husband up every morning going in and out of our bathroom. To answer your question about the coat closet, there is one near the stairs for guests. Yes, we are too far along to move the stairs....and trust me, we've moved it around several times and worked and reworked our plan over the last 6-9 months. We are also limited by our lot. Only small changes from this point on. The kitchen & breakfast area are where I'm trying to determine if there is a better option. I know we have a lot of dining spaces....but what I initially wanted was a small breakfast eating area (to accommodate a round table for 4) for daily family usage and larger dining for entertaining. Well, I ended up with a much larger breakfast eating area.

@Dana If they are painting your cabinets with sprayer equipment, it's really not a huge step to take it to the level of a two-part finish to add decades of longevity to your cabinetry finish as compared to lacquer. A lacquer/enamel is something that would appropriate for furniture that sees light use. In your kitchen, you have more fluid and chemical resistance needs as well as just plain traffic which would be better served with the chemical resistance and hardness that the 2-part finish adds. A professional preparation and refinishing job were you to need one runs about $7,000 USD on average, so getting a durable finish from the start can really be a savings on down the line if you plan to still be living in this home within 7 to 10 years. Additionally, it can be heartbreaking to see white cabinets turning yellow fairly early on with a lacquer/epoxy oil-based coating, which they will to some degree or another over the years. Their 2-part waterborne finishes are leading within the industry as are Milesi's and would certainly be available anywhere in the United States. Maybe mostly drawers and a couple cabinets would work Maybe, maybe not, What works for someone else and their needs might not suit your needs at all. You need to assess what YOU have, and plan your kitchen accordingly. For example, we don't drink coffee, so no need for us to designate a coffee station. And one of the goals of my kitchen remodel was to minimize clutter on the countertops, so I planned for a knife drawer - but if you really like your knives out, that's what you should plan for. Inventory what's in your kitchen, and be mindful of how often things get used. Then figure out the most efficient place to store each thing: knives, cutting boards, colanders near the prep area; pots and pans, spices, cooking utensils, potholders near the cooktop; dishes near the DW; storage containers near the cleanup zone. Where will you put small appliances, baking dishes, cookie sheets? Do you have a lot of cast iron frying plans (I do), or a lot of gadgets? Do you buy in bulk? Where will you put cookbooks, a giant stock pot, 8 boxes of cereal? Making decisions about where to put things in your new kitchen will determine what kind of storage you need, and where you need it. My kitchen is U-shaped, so I have 2 corners to deal with (and I had 2 of those awful angled uppers!) One corner base has a super susan (not the same as a lazy susan) for small appliances; I looked at every corner storage solution imaginable for the other corner. It wasn't until I started mentally putting things away that I realized that what I needed more than anything was more drawers - I did not need to find a way to stash a canning pot back in the corner, because I already had a spot designated for that. I ended up closing off the corner completely, with drawers on each side - and those drawers are part of what makes my remodeled kitchen a vast improvement in function over the old one (with a flimsy lazy susan in each corner).

The advantage to having a prep sink, or the only sink, in an island or peninsula, is that you can prep with a view to the room or living area instead of prepping while looking at a wall (unless the prep space is under a window, but that spot is usually given to the sink). If the island or peninsula also has seating, the cook can interact with those seated (not a consideration in this case). Studies show we spend for time prepping a meal than either cooking or clean-up, so it makes sense to put the prep sink in the most convenient, pleasant spot--see the New to Kitchens? thread for the breakdown. Torgy12, it seems you are sure about your methods of using the kitchen, and that's a good thing--it's better to consider all options before actually starting the kitchen, rather than have regrets as soon as the paint is dry. I actually prefer a separate clean-up zone, and if you can make the window wider, you can add some space to the clean-up zone prep counter so it can double as meal/cooking prep, while the island prep zone can be used by others. I wouldn't go less than 18" for a prep sink. If an 18" sink is m/l centered on the back of the island, you'd have prep space on each side, and also optional prep space on the 48" sides of the island. Probably more trash will be generated in the snack prep zone, than just scraping dishes, so you need to decide where the trash pull-out will be best located. The yellow and green lines on the diagram are for meal/cooking prep from either sink: The only real disadvantage I see to this plan is that there will be traffic through the prep sink zone, but that might be a minor issue for your household.
