Comments (12)Noise insulation is a one-time cost, and it might be worthwhile. I'd want to know just how much it costs, and it'd depend upon the location of your bathroom /laundry. If it's just through the living room wall, it's probably worthwhie. If it's down a hall near nothing but the garage, not so much. Dimensional shingles. How much? Are we talking about a small amount for impact on the front of the house . . . or the whole roof? Insulated garage doors? As a Southerner, I say, "Why?" I suppose those of you in other parts of the country know. Wood in the kitchen is a highly personal choice. I am against it, fearing water damage. It's also a choice that ties into the rest of your house and the price point of your house. If you're in an upscale neighborhood and you don't go with wood, you should consider tile instead. Comments (13)I also asked my builder if I could purchase carpeting from someone else (they said "no"), and here's the way they explained it to me. When a developer plans a neighborhood of 500 new homes, for example, they put out for bids to subcontractors for each stage such as roofing, siding, flooring, etc. The bids are based on the number of homes to be completed, and the winning bidder is guaranteed work on that many homes. The sub then proceeds to hire and schedule their man-hours based on that. If homebuyers opt to put in their own flooring, then the sub has to be paid X amount for that house anyway, so it doesn't make sense for the developer to allow it. Remember, it's not just the dollars that have to be paid the sub (the developer could just allow you the difference), it's the hours of work that the sub's employees lose. A contract on a big sub-division can guarantee steady work for the employees. Letting buyers do their own subcontracting on non-custom builds cuts into that work. The winning bidder's contract in my case was written to forbid the practice of letting homeowners do their own work or choose their own subs. Comments (34)Garage doors: the largest and most scale-busting element on the face of a residential building. Nothing is as large or so obtrusive and visible. If the garage door must face front, at least paint it to match the siding color of the garage (or even a darker value) so that the visual contrast is lessened. What does this mean? Look at all your photos. The garage door is light, the surrounding walls are medium or dark values. Ask your builder to paint the garage doors to be the same or darker value of the surrounding walls. Comments (14)A 2-story house 4000 sq. foot house needs two HVAC systems. I suggest one system for the second floor, and the one for the first floor and basement. You could makes zones for the first floor and basement. The heating load for the basement will be small, and the cooling load will be virtually zero. The first floor air handler could be installed in the basement. The one for the second floor could be installed in a second floor utility closed. I don't like HVAC equipment installed in unconditioned attics. If a utility closed is not feasible then I would install both systems in the basement. If the funds allow I would recommend 2-stage heat pumps with variable speed air handlers. The current rule is 14 SEER is the minimum for Maryland. Variable speed and 2-stage equipment usually has a 16 SEER rating which is a good compromise in installation and operating costs. The installer must do load and duct sizing calculations.
