Exterior Color - What Would You Choose?
Comments (6)The beautiful lush setting is begging for color! Color is a very personal thing, so I hesitant to recommend specific colors. Besides, I know that light and surfaces influence color so much that there is a 100% chance that a color on my house (or one that IÂve seen on another) will NOT look the same on your house. But I am never at a loss for words when it comes to places to look for inspiration. So here I go If ever a house was designed for Pratt & Lambert Williamsburg Historic Palette it is yours. There are some 184 colors in the Williamsburg Historic collection. I swear, the second I saw the photograph of your home I though of Williamburg, Virginia. I donÂt know if you have ever been to Williamsburg, but the homes there are alive with color, a garden graces every home and landscape as far as the eye can see in every direction is a rich green lush forest. You can find out a bit more about P&L Williamsburg collection at http://www.prattandlambert.com/color/color-palettes/williamsburg/index.jsp. If you are interested you can call to see if you can get a Williamsburg Historic collection fan deck from them; I know you can order a standard fan deck from them (free), but I'm not sure about the Williamsburg collection. 1-800-289-7728. If you have not used Pratt & Lambert...all I can say is it is an excellent paint. Donald Kaufman, a color guru extraordinaire, color consultant, and artist uses P&L base to mix his full spectrum paints. The quality of the base is keyÂif the base if full if cheap fillers, the pigments are simply wasted. P&L makes several bases; their Accolades base produces outstanding color and, more important, it holds the color for years. It is a very silky smooth paint, it has excellent consistency (not too thick and not too runny), great adhesion, and it does not splatter all over the place when you roll it on the wall. You might get some inspiration about doors on Fine Paints of Europe; your door and shutters are so charming; I think with the right colors they can make your house really pop out. Comments (5)windows provide at best a 14% energy savings. if the duct system is sized correctly then mastic sealing all seams & joints would be worthwhile. hot dirty work, so high cost to do this type of work. I've done a few and it is difficult work, wothwhile, but a real pita. the average amount of duct leakage is 30%, by eliminating the duct loss, less tons of a/c is needed to overcome the loss. much easier to just install a bigger unit than to actually seal duct leakage. rather than add 3 returns in the 3 rooms (bedrooms?) jump ducts or transfer grills would be a lesser cost way to provide return air pathway if main r/a is centrally located. upsizing to 3 ton may only be a few hundred, but do you need to oversize? oversized a/c units don't remove humidity as well as a correctly sized system. definitely invest in variable speed air handler, which will help to remove humidity. but think about increasing the efficiency to mid range. 16 SEER over 14 SEER, the latter of which will be the minimum efficiency made in the near future. for our climate 16 SEER seems to be the sweet spot between efficiency & costs. once you get the ductwork mastic sealed, & the system installed your next big thing should be to air seal. the attic floor/ceiling of living space is your air barrier between attic temps & living space. sealing all penetrations between these two areas, and then adding insulation on the attic floor will bring you some real savings, better indoor air quality, and most importantly....comfort. best of luck....See MoreWhich basement options would you choose?
Comments (10)Are basements typical for the neighborhood? If so, do they take the standard or do the expansion? If you are building with an eye toward resale in the next 3 to 4 years, its likely (??) the builder will be finished with the entire neighborhood so your competition will be resales in your neighborhood and surrounding area. How does your proposed basement compare? Edit: Find out from the builder what the projected build out is for the neighborhood. Some of the new construction neighborhoods in my area are huge and are on a 10 year build out period. Comments (11)A lot of appliances come in a few standard sizes, such as a refrigerator. What your son might consider doing is measure for the widest refrigerator out there and the most narrow and both leave a space for the widest with a tall movable -- rather than built in -- a tall movable pantry cabinet the width of the difference, letting the buyers choose their own refrigerator -- and saving the builder(s) that cost. With the adjacent cabinet movable beside the refrigerator, the only cabinet that the buyer might need to redo to have their choice of appliance fit would be shrinking the width of the movable cabinet [Doing something similar with a dishwasher could work -- perhaps the adjacent movable cabinet (not built in) might be a wheeled trash can cart. A dishwasher that could be faced to blend with the base cabinet doors would make the color of appliances optional … in case the buyer wants or can only afford white. A basic Delta faucet with an arc (about $100 last spring) would work with a deep double stainless steel sink -- and they would work with either stainless or with white appliances.] A built in stove top and/or ovens would be considerably more difficult to do something similar with them.
