Comments (8)And... is it just your wife and you at home? Who will live in this house? Age? How long do you plan to live here (through disability and retirement, or just until a different job takes you somewhere else)? What will the drive look like for this house (one "negative" of this plan is the protruding garage. Guests who park in a driveway, presumably next to the garage, will have to walk all the way around the protruding garage to get to your front door. UPS men will likely drop packages at your garage man door.... etc. Is there a reason there are no windows on the side walls? Reason for the master closet to be in the corner, etc? (ie, do you have minimal lot line clearances with houses close together, or will you add windows and light?) The door from the screened porch will limit what size and what kind of table you can put in the casual dining area (if you instead put the door where in the GR in place of one of the windows, that might be a better option). Table size may be fine for you though, if it is just you and your wife in the house. Your cooktop will have a long vent line (just something to keep in mind; unless, I suppose, it goes straight up to the roof). Do you plan to have stools at the kitchen peninsula? If so, anyone sitting there will a) pinch in on the walking space between the peninsula and the exterior wall to screen porch walk way area there; and b) be able to see straight into the powder room. And actually, it may be possible to see into the powder room all the way from Bd #3... Suite #2's closet doesn't appear to be that deep. It will probably hold as much as a regular reach in would, but takes up much more space in what is a relatively small house plan. I think I'd consider restructuring that wing of the house so that Bd3's door is off a hallway rather than straight off the family room, and so that there is better use of floorspace/area for bd2's closet. Others will comment that the kitchen will be dark. That all depends on your latitude and how many windows you have, and what kind of lighting you put in. Comments (6)Basic places such as houseplans .com is a place to look. Also search houseplans with any details you are looking for. Such as "modern house plans" or "ranch style home plans" etc. I like looking at floor plans. But if a site is not user friendly I don't enjoy it and find another site. There must be ? hundreds of website options. If you are really building from scratch, sure meet with an architect. But I think it is useful to look at many plans to be able to rule in or out what you like. Other sites I like are builder websites, even basic ones that are national builders. And you can go to open houses or tour model homes to see what the floorplans look like in 3d. I have been a bit obsessed with floor plans for over twenty years and like to look at them and imagine what it would be like to live in such a home. If you have not spent time doing this, the floorplan alone can be misleading. This here site is a great site to post and discuss plans. Comments (372)My thoughts are all about the master suite: - Do you think you'll want a TV in the bedroom? If so, note that you won't be able to place it at the foot of the bed, which would be the natural spot. - I'd move the bedroom door down the hallway. This allows you to eliminate the door from the bedroom itself ... and it allows you to move the bathroom door into that entrance hallway (illustration below). This keeps bathroom light from spilling out onto a sleeper, and it would allow you a shallow linen closet across from the sink. More storage is always welcome. - Note that by using double sinks, you've crammed one person up against the wall. I'd much rather have one nice sink with a good drawer stack for each person. - I'd flip-flop the shower door's direction; it'd be more natural to enter the shower without having the walk around the door. - I hate that you have no natural light in this bathroom. The same is true of the mudroom and the master bedroom entrance hallway. Dark hallways are not pleasant. - For a house this size, the closet isn't particularly spacious. Consider, too, that this layout requires you to walk the whole length of the bathroom to reach the closet. I'm not against bathrooms-in-closets, but they're often poorly arranged -- and this is an example. If you were to flip-flop the bathroom and the closet (make the closet a walk-through), the closet would become more convenient, and the bathroom could have natural light. - On the other hand, the bedroom seems oversized to me -- it's a lot of empty square footage for a room where you'll be asleep -- but I'm in the camp of "bedrooms aren't a space to splurge on space". - Where is the laundry room? Most people want it to be convenient to the master bedroom and/or the kitchen. - Are you going to be happy with a master suite off the mudroom? It may hurt resale. And the garage entrance: - Instead of making people walk catty-cornered across the mudroom, I'd place the door across from the kitchen entrance, which allows you a straight-line into the house. You don't lose any mudroom storage; it's just divided into two runs, which could work out well....See Moresile411
