Flooring Design Dilemma

What type & color of flooring should I use here?

My old house has a newer addition with nice hardwood floors. Ideally, i'd like all the old floors to be the same hardwood but I can't afford that right now, maybe in a few years. So I need cheaper flooring ideas for right now.

1. I need to add flooring to the room on the left of the 1st pic. I think that existing wood is a subfloor, not meant to be refinished. It's a high traffic room, used by kids & pets.

2. I need to replace the green carpet on the stairs, it also leads up to 1 bedroom. Carpet looks gray in the pic but it is green, and real ugly and smelly in the bedroom. I was told it has wood floors underneath, but I don't know what state they are in

3. I'm not opposed to changing the stair landing floor in some way if needed to assist with the transition from new hardwood to kid room to stairs, because it's pretty discolored in some areas (can be seen at top of 1st pic)

First - your house (from what I can see of it) is gorgeous! Second, does your house have brick veneer anywhere on the exterior or on interior fireplaces. If so, I might suggest a real , think brick paver. The color should compliment your existing wood floors and provide you with a durable flooring for a high traffic area. Good luck!

My suspicion is that the wood beneath your carpet is hardwood, and might even have been finished at one time. Remove the carpet and have it refinished to match your flooring. Beautiful newel post!

So... This room is still not done. We ordered the tile and it had issues so we had to send it back. Tried twice with different lot numbers and the tile had issues both tmes. So I had to go back to the drawing board which was extremely frustrating! I ended up selecting the tile below in 24x48 format. But I'm not sure how to lay it out. Rather than start a new thread I thought I'd bump this old thread and see if I can get some input. I don't know how to word this but if you are looking at the photo in the very first post, would you put the tile in portrait orientation (short edge faces fireplace) or landscape orientation (long edge face fireplace)? My intuition is portrait but the tile installer said most designers would go with landscape because it is a wide room. However, it's only a "wide" room if you count the two rooms as one. You can see in that first photo that this is really two rooms with a large opening in between; and if you consider this as two rooms then they are "tall" rooms rather than wide. Thoughts on orientation? Other question is whether I should lay this out in a grid pattern or staggered. With the original 24x24 tile it would have been a grid, but not so sure with 24x48. And not sure about grout. I usually hate to see grout lines but with such large tile there are fewer grout lines so it might be interesting to provide some contrast. A traverse rod should be hung half way between top of door and ceiling..and you can have all the drape draw to the right...do not hang regular width panels together you need to order double wide....Halfpricedrapes.com carry double wide and they also offer custom sizes..lots of beautiful fabrics!

Pretty granite. Consider a glazed ceramic tile in a white that matches your cabinets or a gray or blue from your counters. You can look for tiles in a fun shape budget permitting. This is a Daltile herringbone mosaic from Home Depot available in white and a couple of grays that sells for $1.99/sf. I generally prefer less grout, so I would look at their classic subway tile and their 4” square tiles as well. You will not have a lot of choices in glaze colors, so their white will either work for you or not, but Daltile is really inexpensive, good quality manufactured tile that is readily available and worth a look.

You've got some nice wood pieces. Did your father make most all of them? Regarding the paint color. I always feel paint color should be decided once everything is selected. I'm guessing that the Builder has a couple of paint selections that were chosen to go with the finishes that are being offered so if I were you at this point I would make notes as you are doing but wait to see what you select for the other finishes and then see if the Builder's paint colors will work for you. If none of them do, at that point you can determine if you are going to "up-grade" (he may not even offer the opportunity for you to stray from the color choices) or just paint the walls a non-descriptive color and have them painted later with your own painter. When is your meeting at the Design Center?

I agree - I’d remove that carpet in a heartbeat (even if the wood needs to be refinished it will feel/look/smell cleaner than what’s there while you save up)

FWIW - I took old carpet off the steps in my older home - super easy to do: crowbar to get it up, pliers for the staples and some wood putty for patching if needed - I took mine up before the movers left the driveway 😅

@Norwood Architects Thank you, it is a beautiful house, but it's a work in progress, I think I will be on this site a lot! There is no brick anywhere, but your comment did give me an idea to use some type of flooring unrelated to the rest of the house solely for that room. Maybe something darker to go with the darker wood on the stairs and the pocket doors.

For the high traffic of kids and pets room on the left, I suggest a tile pattern or stone pattern sheet vinyl that can be replaced easily with hardwood later. Sheet vinyl, unlike LVP or peel-and-stick vinyl squares, has no crevices for leakage. It's inexpensive and a snap to clean, too.

@apple_pie_order Sheet vinyl seems like a great option for that room! It looks like it comes in 12 ft sheets which is exactly what I need too

Your stairs are really lovely! How fortunate to have such a beautiful sight in your house. I agree with NorwoodArch. A contrasting flooring would work well. Maybe you could paint the old subfloor in a high gloss (warm grey, etc.) if you're going to cover them eventually, and then add some inexpensive rugs? Definitely, uncover the stunning stairs and try to keep the original wood if possible.
