Yes, pictures would help, but posting photos online isn't a skill I've learned yet, as hard as that may be to believe. To explain further, the right side of my U-shaped kitchen is open to the family room. There are only base cabinets on that side so the range hood would be seen in profile quite a bit from a distance outside the kitchen area. The left side of the U contains the focal point of the kitchen, which is a china cabinet with glass doors and interior lighting that is not much distance from the proposed range hood. Rather than going for a professional appliance look, I've gone toward a minimized appliance look with an under counter wall oven, a black cooktop that blends with the dark granite, and a paneled DW.

We actually did make them full depth. In reality we don't really use the full depth but we looked at it as a free option in case we ever did need to. You could probably find some long bins/storage containers to get more use out of it but we didn't really need to. We found a super thin hamper to put in the bottom area but sometimes hide a small vacuum back there as well.

I am so sorry Mig for what you are going through. We had issues with drop downs on our main living space (main floor). The HVAC contractor could not understand why we were bothered by a main trunk going down our great room. Our ceiling height is only 8 foot, so the drop down brought it to 7 feet under his ducting. We decided to stop the ducting progress the HVAC guy was making. We hired an HVAC designer, who suggested we move to a high velocity heating and cooling unit. The ducting for this unit is mainly 4 inch duct runs, although there is one 6 inch run (maybe that one is 5). We were able to run all of those ducts inside the i-joist, and in some case we made 4 inch holes in the i-joists (within framing guidelines). We have virtually no drop downs now. So, how much of the ducting has been done in your home? Has the equipment been purchased? Is there an HVAC designer in your area (HVAC expert that does mechanical designs)? If it is too late to make changes, I hope in time you will be okay with 8 foot ceiling height in some of the basement (and close to 8 in the bathroom). Maybe it would not bother you forever? Our whole house is 8 foot ceiling height (our house was a rebuild so we had to work with the existing ceiling height which was 8 foot). Good luck.

During the 1st open house, get feedback from all visitors what they like or don't. Fix fast anything that several people noted. If you had a lot of foot traffic it's priced right. If hardly no one came, it's usually priced too high. You may get an offer right after the open house. That's quite normal in this current market. Be ready to fix some things relevant on a home inspection sheet. Reasonably compromise to find a win/win between the seller & buyer. Copy what worked for your neighborhood
