Date for House Closing Set

Friday May 5th. Only bad part is it's scheduled for 3:30 in the afternoon. Apparently buyer is a teacher and coaches softball afterwards. Wanted the morning cuz it's a 2-hour drive for me but I will have to deal with it. I keep remembering that this is the last time I have to go there. Also going to bank to close out husband's checking account. Called Allstate, Gas & Electric & Water department , and mortgage company to finalize the accounts.
My BIL is going to meet up with me so I can sign truck title over to him. Meeting with everyone for pizza that day.
It's been 2 months since he passed away. It's been a whirlwind but it's finally sinking in that he's gone. I miss his texts saying "Hi P" (my nickname) and chatting with him on Sunday nights.

I've never been to a trade. I mostly raise herbs and edibles (grapes, currants, berries, unusuals) and am interested in possibly attending this trade. I think you are right to delay closing until it is fixed to the specifications of the contract. I think you are also wise to have it re-inspected to ensure everything is done. I suggest you tell your realtor to communicate to the seller's realtor that since the contract extension has not been signed, you are threatening to walk away. I'm sure that will get them off their keisters! BTW, I would think the gas meter is not only a safety measure, but one of legality/code. Don't close until it is replaced and installed. If you do, you will have no recourse to go back to them if they dont' follow through. However, another alternative is to close, but have a significant amount of money held in escrow. You can write up the clause that if it is not installed by a certain date, you keep the money. Also, since the home doesn't have hot water, I would think that is a safety/code issue as well. Stick to your guns. They don't want to lose the deal and their realtor is playing with fire. Pull the backing out card. I guarantee realtor will change his/her tune.

"My question is, if we decide to back out since the sellers did not fulfill the contract obligations (the repairs were also required in the contract) do we still have to pay bank fees associated with closing?" That is between you and your lender. Most likely you are on the hook for the fees, especially if the bank paid them to third parties(like appraisals). A requirement levied by a lender to make a repair may not actually be part of the contract. Was it added in with both parties agreement?

You have managed all of this so well. I still have so much of this ahead of me, settling my mother’s estate. Its exhausting and emotional. Keep your chin up!

I just sold a rental house and it was all done email and esign. The only time I had to leave was to get downloaded papers notarized and sent overnight mail. The check was wired to my bank account. Saved me a two hour drive there and another back.

I had that option to use email and E-Sign but I would have to do it at work. I'd rather bite the bullet and drive in to get it done. Plus I want to thank the ladies at the bank personally for all their help and support.

I'm so glad that it's all done.. Such a relief.. When there is such emotional stress, getting the financial dealings done seems to ease the burden. Thinking of you.

Hoping all goes smoothly. I hate 'end of the week' closings lest there be some problem. Let us know when the deal is DONE!

You've had to make a lot of decisions since DH's death. Give yourself credit for handling everything so well.

Any news about the hospital charges?

Haven't received anything from them nor heard from them. My lawyer said not to do anything so I'm not.
