Major issue = removing a wall. Major issue = kitchen redesign. Major issue = subfloor concerns that have already caused floor failures. Start with the structural concern with the removal of the wall. This will require investigation into the floor's structure (to find out what is holding up other things). This will then lead to investigation into the truss/subfloor thickness, etc. Once these things have been investigated and whether or not a structural beam will be required (and then planned for), you can then bring in a designer. The designer will then help with the kitchen layout. S/he should have a long list of contractors that have been used in the past. And those contractors will be brought in to demolition/rebuild/support the new products being installed. If the designer calls for tile, then the contractors will reinforce the subfloor to handle the weight of the tile (they need a correct deflection rating for tile...which is probably missing from your current subfloor). See how this works? Structural stuff gets dealt with first. Then the design concept DRIVES the rest of the requirements for the renovation. Tile is heavy which means subfloors NEED reinforcement. Whereas sheet vinyl is NOT heavy....it just needs "flat". The decision about flooring will be incorporated inside the scope of the design concept. If you go with sheet vinyl in the concept phase and then CHANGE YOUR MIND at the last minute to go with TILE could put a massive kink in the BUILD phase. The ABC's of building will apply to knocking down a wall: Architect Before Contractor (or in your case it would be structural engineer instead of architect). Start with the wall and then go from there.

The "oil finishes" are hardwax oil products that are applied as a single coat. They are traditionally a matte finish and they require maintenance by the homeowner. You must be prepared for the maintenance. Many of the factory finished engineered floors with oil finishes can require (or would benefit from) an application of maintenance oil applied as soon as they are installed. This isn't a huge issue (because it is relatively easy) but it is something that most people do not know and therefore "miss" the opportunity to add this little bit of extra love at the beginning. Once installed, the oil floors are beautiful, raw-looking wood finish. They are low gloss. If you are someone who likes the look of a "clean shiny floor" then you will be horribly disappointed by the floors and will spend days and days trying to "clean" the floors to a "shine" - without any success. Tears are soon to follow. As for "UV oil finish" this is just a fun way of saying the factory used UV lights to speed up the curing of the finish. Instead of 2-3 days, the cure can be reduced to a few minutes under UV lighting. That's it. That's the whole difference. Other than that, UV cured vs. natural cured hardwax "oil" finishes are the same beast. If you love the look of oil finished flooring, then go for it. But PLEASE FIND OUT the maintenance requirements and purchase ALL of the maintenance products at the same time that you purchase the floor. That includes any "colour oil" products used to create the colour at the factory. Once the floor has been delivered, I would find a "culled" or warped plank (an imperfect plank that will not be installed) and start playing with your maintenance products on the board (or boards) so that you are well schooled BEFORE a little "oopsa" occurs. It will make your life MUCH easier.

IO the hair is thre and I would rather see it but as for the florof the shower or the bathroom floor which are you asking about.I do not like ceramic tile and I also do not like subway tile for shower walls since the more grout lines the harder to keep clean if you have not bought any tile yet My choice is 12 x24 porcelain tile for the bathroom floor and the the shower walls if you really love the Cloe use it for a vertcal stripe in the shower and the vanity backsplash and use a smaller same color porcelian tile for the shower floor . You could use a porcelain tile that looks like cararra marble if you want a bit of glamour.
